Warehouse developer 7R is to build a specialized facility for Cefea – a company dedicated to the manufacturing, distribution and import of pharmaceutical products. The tenant will move into 7R City Flex Warsaw Airport I in July of this year.


A building of 3,500 sqm GLA is being constructed to fulfil Cefea's needs in the 7R City Flex Warsaw Airport I urban warehouse complex on Działkowa Street in Warsaw. The tenant will occupy an additional 940 sqm of office space, with the property's structure allowing for an additional floor if necessary.

"Due to the expansion of our business, we are moving from our current location and will be more than quadrupling our current production area. A key advantage of 7R’s facilities is their proximity to our previous location, which will make the moving of our operations that much easier, and will minimize any disruptions for employees and suppliers alike," says Daniel Gralak, Managing Director at Cefea.

Cefea will launch a centre for the packaging and repacking of medicinal products, and clinical trials logistics. The company’s clients include the largest pharmaceutical and cosmetics companies in Poland, international leaders in the parallel import market, and innovative pharmaceutical companies from the Far East.

"Cooperating within the BTS formula allows us to plan and implement a number of solutions at an early stage of development work, which will guarantee the standard required by the pharmaceutical industry. Examples include rooms with rigorously controlled air temperatures of 15-20°C, as well as surfaces specifically designed for cold-chain manufacturing. At 7R we have experience in providing such specialized facilities. This is yet another warehouse for the pharmaceutical industry that we will soon be commissioning,” adds Maciej Krawiecki, Head of Leasing at 7R.

7R City Flex Warsaw Airport I is an urban warehouse complex of three Class A facilities, which is being developed in accordance with the concept of 7R City Flex Last Mile Logistics. This is the first 7R investment of this type in Warsaw’s warehouse market. The complex is located on Działkowa Street, and is 500 m from the Warszawa Okęcie tram terminus, part of the Park&Ride complex, and close to a shopping mall.

7R’s urban warehouses are located not far from downtown Warsaw and Chopin International Airport and is within easy reach of the S2 expressway. The space available in the facilities is extremely flexible and can be adapted not only for typical warehouse use but also for service, light production or high-quality representative office space. Thanks to the implementation of the latest ecological solutions, which will increase energy efficiency, 7R City Flex Warsaw Airport I will be BREEAM certified.

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased.   • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
