While interest in housing and residential projects has remained high, the office segment in Bratislava is in a certain slump. The Slovak Spectator's compiled ranking of the largest office developers in Slovakia has been brought by SME.sk.


Some developers have withdrawn from the business, some continue in it and believe that this sector has the potential for further growth in the foreseeable future. Developers provided the data for the ranking with the main criteria: the area of approved projects as of the end of 2024, the area of projects under construction, the area owned by the developer approved before 2022 and planned projects.

5. Alto Real Estate

  • Planned projects: none
  • Projects under construction: 3000 sqm
  • Projects approved in 2022 and 2023: none
  • Projects approved in 2024: 600 sqm
  • Position for 2024: 4.

4. Immocap

  • Planned projects: 67,591 sqm
  • Projects under construction: none
  • Approved projects in 2022 and 2023: 38,735 sqm
  • Approved projects in 2024: none
  • Position for 2024: 3.

The group's flagship project in the coming years will be the Istropolis with a mix of multiple functions and 55,000 sqm of leasable area. Immocap has already announced its first major tenant, the international company Dell. In addition to Istropolis, Immocap is also planning to build a new headquarters for Západoslovenská energetika (ZSE), which should employ 750 people upon completion. Construction work could begin as early as this year.

3. Penta Real Estate

  • Planned projects: 121,882 sqm
  • Projects under construction: 18,400 sqm
  • Approved projects in 2022 and 2023: none
  • Approved projects in 2024: none
  • Position for 2024: 5th

The group is preparing the construction of the Vajnorská Office project and, in particular, the Southbank complex, which will be built on the Petržalka bank of the Danube. They will bring 29,000 and 93,000 sqm of leasable area. Penta currently has the Chalupkova Office project under construction.

2. HB Reavis

  • Planned projects: none
  • Projects under construction: none
  • Approved projects in 2022 and 2023: 48,000 sqm
  • Approved projects in 2024: none
  • Position for 2024: 1.

HB Reavis has been the largest office developer in Slovakia for many years. It currently has no upcoming projects in its plans. However, it was enough for it to finish second in the ranking with the Apollo Nivy project, with 48,000 square meters of leasable area.

1. JTRE

  • Planned projects: 43,000 sqm
  • Projects under construction: 15,400 sqm
  • Approved projects in 2022 and 2023: 50,000 sqm
  • Approved projects in 2024: none
  • Position for 2024: 2.

JTRE is the largest office developer in Slovakia. Downtown Yards will bring 5,400 sqm of offices in the first phase. However, the ambitions are much greater, with a total of 37,000 sqm of leasable area. The developer's plans also include River Park 2 and Triangel 2.

New leases

  • Palas Campus, Romania's largest office building, is set to host the new regional hub for BCR starting this autumn. The HQ will occupy a surface area of approximately 1,000 sqm and will serve clients from the local county and adjacent regions.
  • Teva Pharmaceuticals has relocated its offices to Budapest-based Corvin Skypark. The deal covering 653 sqm was brokered by iO Partners.
  • Nowy Styl, a European leader in office furniture solutions, has signed a lease extension at the Oxygen Park office complex. The tenant occupies approximately 550 sqm within the project.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
