The construction of building H, the eighth element of Bonarka for Business (B4B), an office complex in Krakow, has recently started. At completion, the office building will provide approx. 10,000 sqm GLA and 209 parking spaces for the tenants, extending the B4B complex to a total of 75,000 GLA. Meanwhile, GlobalLogic, an existing tenant in B4B since 2016, signed a lease agreement for an additional 1,274 sqm GLA.

The construction of building H, the eighth element of B4B has recently started with earthworks on the plot managed by Hamer Polska Ltd., while the selection of subcontractors for structural work is currently under process and is likely to be finished mid-November 2017. The structural work is expected to start the beginning of 2018, with prospective occupancy in Q2 2019. Building H will offer its future tenants approx. 10,000 sqm GLA modern office space, having a façade half made of glass and it may be connected directly to building I through special footbridges at a later stage. This building has received, for the current stage of the project, a BREEAM certificate at the ‘Very Good’ level and will receive the final certification after completing the construction and interior design for the individual tenants.

“The BPO/SSC sector in Poland is continuously growing, resulting in stable demand for Class A office spaces. As one of Poland’s flagship secondary cities, Krakow continues to rank among the top 10 city destinations globally for the BPO industry. We remain optimistic about the future of Krakow’s office market and will continue the development of the Bonarka for Business complex first with Building H than followed by Building I” - said Beata Kokeli, Head of Asset Management & Country Manager Poland, TriGranit.

As a specific proof of B4B tenant’s satisfaction, GlobalLogic, a tenant of Bonarka for Business Building F since July 2016, has recently signed a lease agreement for an additional 1,274 sqm GLA. The company will lease altogether 3,860 sqm office space in the building occupying three floors. GlobalLogic is a full-lifecycle product development services provider, founded in 2000. The company provides full-lifecycle software product development services, including experience design, complex systems engineering, content engineering, and self-contained engineering labs.

The carbon cost is already in your building. You just can't see it yet

by Property Forum
A structural shift is rewriting the financial logic of European commercial real estate. It isn't being driven by ESG pressure or voluntary sustainability labels. It's being driven by regulation — and the numbers are concrete enough that ignoring them is becoming a financial risk. A recent white paper by workcloud24 traces the mechanism in detail: how the operational energy and CO₂ performance of a building transmits into net operating income, asset value, and financing conditions. The argument isn't that green buildings are virtuous. It's that inefficient buildings are becoming measurably more expensive to own, operate, and finance.
