Energy from solar farms flows to Warsaw UNIT

Ultimately, more than 10 MW of green energy from photovoltaic farms will power Warsaw UNIT, an office building developed and owned by Ghelamco. It is the first skyscraper in Poland entirely powered by green energy. Funding for the innovative remote farm project was provided by ESCOlight, and the contractor is Revolt Energy, part of the Blachotrapez Group.

Warsaw hotel market improves performance in 2023

Experts of Cushman & Wakefield expect transactional activity on the Polish hotel market to pick up in 2024 as key performance indicators continue to improve and the pressure on investors to allocate capital builds up. Although 2023’s total investment volume on the Polish market was below that of 2019, it reached nearly €83 million - an 82% increase year-on-year. Warsaw, Vilnius and Edinburg are the only main European hotel markets that reported year-on-year growth in occupancy levels last year. At the same time, Warsaw came third for ADR growth (EUR) in 2023, with an increase of 20.1% year-on-year.

CTP expands Warsaw warehouse park by 67,000 sqm

CTP has expanded the Polish capital’s warehouse market by more than 67,000 sqm through the delivery of two new buildings at CTPark Warsaw South. This completion means the industrial and logistics complex in Mszczonów, near Warsaw, is now almost 90 per cent complete.

GTV expands warehouse space near Warsaw

The international manufacturer and distributor of furniture accessories, lighting and tools is expanding its footprint at MLP Pruszków II, the logistics centre near Poland’s capital city Warsaw. As a result of this move, GTV will occupy a total of over 47,200 sqm of space in the region’s largest warehouse complex. The handover of the additional 15,100 sqm facility is slated for the fourth quarter of this year. The transaction has been brokered through Axi Immo.

Low supply in Warsaw office market faces heightened occupier activity

The volume of vacant office space in Warsaw is shrinking as the number of office buildings under construction and delivered to the market is low and occupier demand remains stable, reveals BNP Real Estate Poland in its quarterly report. Meanwhile, older office buildings are undergoing refurbishment as approximately 70% of existing stock is energy inefficient.

New leases

  • XXS GYM has signed a lease for over 850 sqm of space in the modern O3 Business Campus office complex, located on Opolska Street in the northern part of Cracow.
  • Alior Bank has extended its lease at Ocean Office Park B in Kraków to accommodate its Private Banking Department. The deal, supported by brokerage firm CBRE, marks the final stage of a two-year consolidation of the bank's Kraków operations. Following the expansion, the bank occupies approximately 7,000 sqm within the Cavatina Group-owned complex.
  • TriGranit has finalized a lease extension with Mondelez Europe Services to remain in the Signum Work Station building through 2032. Facilitated by broker CBRE, the agreement secures nearly 4,000 sqm of office surface for the global snacks group member within Warsaw’s Mokotów district.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
