SAP is acquiring the newly built Class A office building Park Lane Office Center in Sofia for €49 million. The purchase price is equivalent to a 7.5% asset yield. This is the largest investment deal on the Bulgarian office property market so far in 2021
Developer Warehousing & Logistics EOOD (W&L) has begun the construction of the newest industrial park in Bulgaria, called Logistics Park Sofia (LPS). The park is located about 8 km from the capital Sofia. W&L is planning to build 4 warehouse buildings in the complex which will span more than 116,000 sqm of industrial and office space that will be available to potential tenants. So far this is the first Bulgarian logistics park with such a high concentration of industrial space.

The activity on the Bulgarian real estate market was strongly affected by the COVID-19 crisis, but we saw more resilience for the investment and industrial sectors which registered both an increase during the last year. For 2021, the forecasts are still positive for the investment property market and for the industrial development sector, according to the Sofia City Report H2 2020, released by JLL Romania with the support of IPC Partners Bulgaria.
JLL announced the first edition of the Sofia City Report, a semiannual publication which provides a detailed view of specific real estate markets in Sofia: office, retail and warehouses. It offers information on the economic situation in Bulgaria, including the investment climate. The report was made with the support of IPC Partners Bulgaria.
In the first half of 2020, the supply of modern class A, B and C office space in Sofia increased by 1%, reaching 2,315,600 sqm, according to Colliers International. The recently completed building 3 of Garitage Park accounted for much of the growth in the office stock.
Law firm Kinstellar has successfully represented OTP Bank and its Bulgarian subsidiary, DSK Bank, in negotiating a €25 million loan for the construction and operation of Balkan Business Center, a major office complex in Sofia.
Samsung R&D Institute Poland has extended the lease agreement for its office space in Warsaw Spire. During the negotiation process, the tenant was advised by a team of experts from JLL.
The Ministry of Sport and Tourism has leased a space of over 600 sqm in the Królewska Centre at 142 Marszałkowska St. It is an A-class building located in the centre of Warsaw, opposite the Saski Garden. The lease transaction was brokered by Brochocki Law Firm.
Two new tenants have joined Galeria Echo in Kielce, owned by EPP. Dealz chain shop has leased a unit of nearly 580 sqm. The retail space of the Carrefour hypermarket is more than 4,500 sqm.

Agnieszka Boroń has joined Equilis Poland to take up the post of Development Director. She has worked in the construction and development industry for over 20 years, specialising in residential project management. Prior to joining Equilis Poland, she was programme director at Nexity. Prior to that, she worked in managerial positions at Dom Development.
Agnieszka Baczyńska took up the position of Head of Leasing - Retail in CPIPG. She is responsible for the commercialization of retail facilities from the CPIPG portfolio. Baczyńska also manages the leasing of office space on the buildings owned by CPIPG.
