Turnover in SES shopping centres exceeds €3 billion

The gross sales turnover of a total of 1,800 shops located on the 30 SES Spar European Shopping Center sites in Austria, Slovenia, Italy, Hungary, Croatia and the Czech Republic continued to grow in the past year. With sales up 18.5% and a €3.1 billion turnover compared to 2021, SES enjoyed a record year in terms of development since its inception in 2007. In 2022, SES invested in numerous sustainable measures such as the large-scale installation of photovoltaic systems and the ongoing interim expansion of e-charging stations, currently amounting to 175 charging points coupled with extensive LED retrofitting.

Corwin's Ljubljana office project secures final permit

Slovak developer Corwin has gained the final building permit for its Ljubljana office project Vilharia. Slovenia's large office complex, which will be built on the brownfield area, is now set to start construction at the beginning of 2023. It will bring 36,000 sqm of prime office space into the centre of the Slovenian capital.

Investment fund of former Czech PM buys land plot in Slovenia

Former Czech Prime Minister and billionaire Andrej Babiš, who is now facing trial for misuse of EU subsidies, is buying residential land in Slovenia. He has bought a plot of land in the centre of Ljubljana with his investment fund Hartenberg and the Slovak developer Corwin, where up to 400 flats can be built. The transaction, worth an estimated €25 million, would make Andrej Babiš one of the major players on the Slovenian real estate market, reported the investigative server Necenzurirano.si, quoted by the Czech daily E15.cz.

Erste expects CEE residential markets to cool down

The fears of a recession are likely to cool down the red-hot real estate market in CEE countries, Erste specialists expect. According to them, this will be influenced mainly by surging inflation, the cost of credit and cooling down of the borrowing, and shrinking of the disposable household income which will also worsen the borrowing appetite in the coming periods. There is a change in the respondent’s behaviour too. Whereas respondents from Poland, Hungary and Croatia are open to buying or building a house, Czechs, Slovaks and Slovenians are less inclined to do so, say Erste experts in their recent special report.

Equinox Nepremičnine to operate three hotels in Ljubljana

Equinox Nepremičnine d.d., the first public limited company on the Ljubljana Stock Exchange to engage in real estate leasing and development, has just negotiated a strategic 20-year lease on Grand Hotel Union, uHotel and Hotel Lev in Ljubljana. The deal was signed with world-renowned Hotusa Group, for a cumulative rent exceeding €110 million. The operator search was exclusively organised by Cushman & Wakefield.

€500 million megaproject to create new commercial hub in Ljubljana

In Ljubljana, a huge mixed-use project will see the creation of a new railway station, a new bus station, a hotel, a shopping centre, offices and apartments as part of the Emonika project. The public infrastructure project will be complemented by a private development by Mendota Invest, owned by Hungary’s OTP Real Estate Investment Fund. The project, which is worth nearly €500 million, was presented in Ljubljana by Sándor Csányi, CEO of OTP, Jernej Vrtovec, Slovenia’s Minister of Infrastructure, Zorán Janković, Mayor of Ljubljana, Dusan Mes, CEO of the Slovenian Railways and Janez Kozelj, Deputy Mayor of Ljubljana, Hungarian business daily Portfolio reports.

SES posts improved numbers for 2021

People have started to return to their usual shopping destinations. That is reflected in the positive business development of SES Spar European Shopping Centers during the second year of the pandemic. Compared to 2020, significant growth was recorded in retail partner sales, visitor footfall and average spend per purchase. This positive upward trend was recorded by SES in all countries in which it operates centres. Despite the pandemic, in 2021, a total of €22 million was invested in maintenance and sustainable measures relating to the operation of the centres, as well as in project development.

New leases

  • Revetas Capital announced that Bonarka for Business “B4B” has secured a lease extension contract with a company of Hitachi Group - GlobalLogic. The company, a leader in digital product engineering, has been a tenant in B4B since 2016 and leases in total of 6,500 sqm of office space in Building F.
  • GTC has extended its lease for 1,700 square meters of office space with pharmaceutical company Egis Polska. The company will continue its operations in the Corius building at the Aeropark Business Centre in Warsaw.
  • IMSAT, a company that offers integrated engineering, electrical, automation, and industrial technology solutions, has expanded its office space, within Bucharest-based The Bridge office building, to 3,800 sqm. The deal was brokered by Cushman & Wakefield Echinox.

New appointments

  • GTC has announced the appointment of Sebastian Junghänel to the Management Board as Chief Operating Officer, effective 2 September 2025. With more than 18 years of experience in the real estate sector across Germany and CEE, Sebastian brings strong expertise in asset management, project development, ESG and innovation. His career includes co-founding ZEITGEIST Asset Management, where he built a €1 billion portfolio, and senior management roles at HOCHTIEF Group. At GTC, Sebastian will focus especially on the oversight of our portfolio in Germany, which includes, includes 5,200 residential units in Kaiserslautern, Helmstedt, Heidenheim, and surrounding areas. His know-how will also support our development projects in Central and Southeastern Europe.
  • Justyna Filipczak has taken up the position of Executive Vice President of the CEE residential segment and joined YIT's management team.
  • Avison Young's Valuation and Advisory team in Poland has welcomed a new member, Michał Marynowski, who takes the role of Assistant Valuer. Among other experiences, he worked at the Court of Appeal in Warsaw, where he was responsible for verifying execution documentation for selected investments, updating data in the premises database for court buildings, and analysing tender bids. Proficient in GIS, AutoCAD, and Revit, he also has strong skills in interpreting planning documents.
