Segro is building a new, custom-fit facility for Corning Optical Communications, a provider of solutions for AI data centres and fibre to the home. Corning's existing operational base is being expanded with a third production and logistics building within Segro Logistics Park Stryków.

At this year’s Expo Real, Katarzyna Kotkowska, Director, Investment, Poland and the Czech Republic at SEGRO, shared her perspective with Property Forum on current market sentiment, recent transactions, and evolving investment strategies in Central Europe. In this conversation, she discusses SEGRO’s selective approach to acquisitions, stable demand across its CEE portfolio, and the company’s long-term commitment to sustainability.

The grand opening of 18,000 sqm logistics hub at Segro Logistics Park Stryków took place on 14 April 2025. The main tenant is DPD. The courier company currently leases a total of more than 35,000 sqm in the Segro portfolio in Poland.

Segro has renewed an agreement with a key organization in the stainless steel and aluminium distribution industry. Investa will continue to operate on almost 30,000 sq m at SEGRO Logistics Park Stryków.

Segro has extended the lease agreement with Ikea in its park in Hostivice. The furniture dispensing warehouse has been located in SEGRO Logistics Park Prague since 2014.

SWM Poland has extended its contract for over 15,500 sqm of warehouse and production space in SEGRO Logistics Park Stryków. The company has been operating in the SEGRO park since 2010 and uses the leased space for the production and storage of advanced SWM films, adhesive tapes, foams, meshes and fibers. The transaction was brokered by the AXI IMMO agency.  

SEGRO has leased 10,500 sqm space to Vilmorin Garden in a new facility in SEGRO Logistics Park Poznań, Komorniki, commissioned in 2021. 

Ikea extended its lease contract at Segro Logistics Park Prague in the vicinity of the Václav Havel Airport. It will continue leasing the warehouse space totalling almost 12,500 sqm in the building it uses as a goods pick-up warehouse for its customers. The lease transaction was assisted by Cushman & Wakefield.

The growing maturity of the Polish industrial real estate sector is directing investor attention towards urban logistics properties. According to data from JLL and SEGRO, available investment land and the possibility to extend existing parks in the eight largest agglomerations allow for the development of up to 4 million sqm which could meet the increase in demand.

Over the last decade, industrial supply has more than tripled from 6.3 million sqm at the end of 2010 to almost 21 million sqm in 2020. However, this rapidly developing real estate sector is now showing signs of maturity. This is illustrated by new formats appearing especially in the largest agglomerations. An example of this is the urban warehouse segment analysed together by JLL and SEGRO in the first report of its kind, "Logistics Avenue: city logistics market in Poland".
