Brno and Ostrava record higher office vacancy rates
In the first half of 2023, a total of 24,600 sqm of new office space was delivered to the Brno office market. Ostrava saw the delivery of no new office space, but the one that is under construction should be completed by the end of the year. The vacancy rate in the Brno office market in H1 2023 increased to 14.6% and in the Ostrava office market up to 7.8%, reports the Regional Research Forum (RRF).

Manufacturing and IT companies drive demand for Brno offices
The second half of 2022 has brought 33,000 sqm of office space to the Brno office stock up to the final of 664,400 sqm. There were five new office buildings that were completed and six more are under construction now. At this moment, Ostrava has only one project under construction with the completion scheduled for 2023, says the Regional Research Forum in its latest report on H2 2022.

Demand increases for Brno offices, drops for Ostrava in H2 2021
While in H2 2021, gross take-up on the Brno office market reached 38,100 sqm, which represents a 57% increase in comparison to H1 2021 and a 50% increase y-o-y, Ostrava office market gross take-up in the same time reached 1,600 sqm, representing a drop of 91% compared to H1 2021 and staying stable in a y-o-y comparison. The Regional Research Forum announced the Brno and Ostrava office market figures for H2 2021.

Strong demand for Brno offices
In H2 2019, gross take-up on the Brno office market reached 54,600 sqm (up by 303% y-o-y), whereas in Ostrava gross take-up reached 4,100 sqm, representing a y-o-y decrease of 41%. The Regional Research forum announced the Brno and Ostrava office market figures for H2 2019.

Gross take-up in the first half of the year decreased on yearly basis in the two largest regional cities in the Czech Republic. The Regional Research Forum – comprising CBRE, Colliers International, Cushman & Wakefield, JLL, Knight Frank – published its Brno and Ostrava office market figures for H1 2017.

New leases
- Sygnity will take over new office space in Building B of the West Forum complex in Wrocław. The tenant, which has been present at the site for nearly 20 years, has opted to relocate within the development and sign a new long-term lease agreement. Sygnity was represented in the transaction by Patron Brokers, while BNM Real Estate serves as the exclusive agent for West Forum.
- The M1 Zabrze shopping centre, managed by EPP, has signed new leases covering 2,500 sqm. This includes CentrumRowerowe.pl, which will occupy 2,150 sqm for a new stationary showroom. The tenant group at M1 has also been joined by Alpine Pro, Świat Książki, and Wakacje.pl.
- Millennium Gardens has expanded its tenant portfolio by securing a major international logistics provider. The global firm will establish its Budapest office within the development. As a leading service provider, the company already operates nearly 80,000 sqm of logistics infrastructure in the region.
New appointments
- Mateusz Sobczak has joined Scallier’s operations in Poland as Project Manager within the Development Department. Sobczak is an experienced engineer with 15 years of professional practice in project management within the commercial real estate sector. Throughout his career to date, he has collaborated with leading logistics developers, including the MLP Group and 7R.
- CBRE Southeast Europe has strengthened its Zagreb operations with two strategic appointments in the Office Leasing department. Edmund Krznarić has taken over the role of Head of Office Leasing for the Croatian market. Additionally, Jan Pečnik has joined the team as Senior Consultant.
- Michał Stępień has joined MDC2 as Investment Director. He has over 20 years of experience in the real estate industry, gained at Savills, where he worked in teams dealing with valuation, research, and investment advisory. Over the last few years, he has focused on the industrial and logistics sector, advising on market strategy, asset positioning, and investment decisions.
