Change of power in Poland puts end to whispers of possible "Polexit"

According to the preliminary results of the parliamentary elections held in Poland on Sunday, after 2 terms and 8 years of independent rule, Prawo i Spawiedliwość (Law and Justice) will have to hand over power to the opposition. This is certainly good news for foreign investors, who may have feared worsening chaos in law and taxation and, in the longer term, Poland's potential exit from the structures of the European Union.

PRS markets in CEE countries face unfavourable conditions

The condition of the housing markets in Hungary, the Czech Republic and Slovakia remains good, but high interest rates have reduced the availability of mortgages, which has affected the demand for flats. Poland has broken out of this pattern, where, despite high financing costs, developers are breaking sales records. However, all these countries have one thing in common - the low activity of players in the PRS market, whose offer could be an effective response to the low creditworthiness of buyers. These are just some of the conclusions reached by the participants of the residential panel at CEE Property Forum 2023, which was organised in Vienna in September.

Savills has prepared an overview of how the real estate market should react to the changing age structure of the global population. This study carried out as part of Savills Impacts programme, is about the prediction of residential supply and related services and hybrid working models. The fact that many Western countries are some of the fastest ‘ageing’ in the world isn’t news. In 10 years' time, the largest proportion of the Czech Republic’s population will be between 50 and 59 years old. Other countries in CEE are in a similar position. In Germany, Austria, Italy or France, the dominant age group will be 60 to 69. Meanwhile, at the other end of the scale, many African nations are seeing increases in their youthful populations.

Carbon bubble to be a serious threat to the property market

Global real estate - one of the largest contributors to greenhouse gas emissions - should become net-zero in less than three decades. With as much as 80% of the predicted building stock for 2050 already in existence today, this best illustrates the scale of the challenge. Number of Czech ready-made offices grows

There are currently more than 56,000 sqm of office space in Prague available for immediate occupation. These are mainly office spaces that have been vacated by their previous tenants due to relocation to new premises or downsizing because of the transition to a hybrid office model. Companies that want to get up and running quickly in their new offices and make substantial savings on the capital costs required for fit-out have plenty to choose from. This secondary supply is a good complement to the shortage of available office space in new buildings that Prague is currently facing, according to the Cushman & Wakefield report.

New leases

  • Croda Poland, a company that supplies specialty chemicals for the production of pharmaceuticals, cosmetics, household chemicals and crop protection products, will lease more than 510 sqm in the Unity Square One building. JLL was responsible for both tenant and landlord representation in the transaction process.
  • Angelini Pharma Polska, one of the leaders of the pharmaceutical market in Poland, has once again extended its lease agreement for warehouse and office space in MLP Pruszków I. The tenant has been using approximately 1,5000 sqm of space in this logistics centre for 21 years. This makes Angelini Pharma Polska one of the longest-cooperating tenants of MLP Group.
  • Kärcher, a supplier of professional cleaning equipment, has chosen the second phase of LogiCube Park for its new 1,000 sqm service and logistics center in Hungary. Additionally, MedRes, a company operating in the healthcare sector, has begun moving in and will soon commence production in the same project. The leasing was overseen by 108 Real Estate, the strategic partner of the park’s investor.

New appointments

  • Elżbieta Majdan is joining the Property & Asset Management team at Savills Poland as an Associate Director. Elżbieta brings 15 years of experience in managing and commercialising retail properties, gained while implementing key projects on the Polish market.
  • Savills Czech Republic announces new hires and promotions within its valuation team. Daniel Duchek has joined as a Senior Valuer, Alena Arnoldová has strengthened the team as a Junior Valuer, and Ivana Horáková has been promoted Valuer. Under the leadership of Marek Pohl, the team now consists of seven consultants specialising in the valuation of a wide range of assets – from commercial, residential, and hospitality properties to leisure, healthcare facilities, and land.
  • Ewa Nowak, a commercial property valuer, has joined the Valuation Department of international real estate advisory firm Newmark Polska as Senior Associate.
