Poland's real estate market is still waiting for REIT funds

The new Polish government, dominated by the Koalicja Obywatelska (Civic Coalition) party, announced back in the election campaign that it would resume work on a law on REIT-type structures, abandoned several years ago. Economic organizations are calling on it to make good on its economic promises - the introduction of domestic REITs could bolster domestic demand and lure more domestic capital to the real estate market, virtually non-existent here today.

CPI Property Group to take over Italian REIT

On 2 October 2020, CEE-based investor CPI Property Group submitted a binding offer to participate in a capital increase of Nova RE SIIQ S.p.A. The offer was approved by the board of Nova RE on 7 October 2020. CPIPG will subscribe for newly issued shares of Nova RE at a price of €2.36 per share, for a total consideration of about €26 million. Following the capital increase, CPIPG will own more than 50% of Nova RE and will launch a mandatory takeover offer for the remaining shares in Nova RE at €2.36 per share. The capital increase is subject to the approval of Nova RE’s financing bank (standard change of control provision) and will be funded with cash.

Hungary’s property market registers first-ever ’greenfield REIT’

Hungary’s first-ever ’greenfield REIT’ marked a major milestone for the country’s property market as SunDell Estate Nyrt. has been registered as a regulated property investment company (known as SZIT in Hungary) by the Hungarian National Tax and Customs Authority (NAV). This makes SunDell the first company in Hungary that gained SZIT status nearly upon completion of all the steps of an initial float rather than choosing this form of operations after a substantial stock exchange presence.

New leases

  • The tenants of the Galeria Wołomin retail park near Warsaw have been joined by the Tedi chain. The new salon took up an area of over 700 sqm.
  • Jewellery brand Apart has joined the group of tenants of the Auchan Wałbrzych shopping centre (southern Poland). The jewellery store occupies a unit of 116 sqm. It offers jewellery and branded watches.
  • Iron Mountain, a company offering information and document storage services, has extended its lease for almost 31,000 sqm of warehouse space in three buildings at Prologis Park Błonie near Warsaw.

New appointments

  • Joanna Bieniek has taken up the position of Head of Leasing at Galeria Askana in Gorzów Wielkopolski (Western Poland). Prior to joining the Galeria Askana team, she headed the leasing department at Cream Property Advisors.
  • Balint Szécsényi has resigned as a member of GTC's supervisory board with immediate effect. The resignation was announced by the company's Board of Directors.
  • Katarzyna Jaworska has joined Colliers' office department, taking on the position of Associate Director. In her new role, Katarzyna will be responsible for office lease consultancy for public sector clients.
