Polish property investment market shows stability in Q3 2025
Poland's property investment market demonstrated stability in the first three quarters of 2025, with total transaction volume reaching €2.6 billion across 105 deals, closely matching 2024 results. Polish capital gained momentum, representing 23% of total investment volume compared to 10% in the same period last year, capitalising on pricing opportunities while core capital remained cautious with only two transactions exceeding €100 million, Avison Young reports.

BudaPart in Budapest to continue with hotel development
The construction of a new building in the BudaPart mixed-use project in Budapest has started. As Mihály Schrancz, Managing Director of developer Property Market Kft., said earlier in an interview with Portfolio in December, the company has signed an agreement with the Radisson chain for a mixed-use development comprising a four-star hotel and office space. The Radisson Hotel Budapest BudaPart, to be built as part of the BudaPart Downtown project, will be operated by the Radisson Hotel Group international chain.

As of May 1, 2020, Dr. Mihály Schrancz, former Development Director of Property Market Ingatlanfejlesztő Kft. has been appointed Managing Director of the company. The company's Financing and Investment Director, Dr. Bence Nádasdy, will hold the position of Managing Director at Property Market’s asset management company, Kopaszi Gát Kft.

K&H Bank finances office building in Budapest's BudaPart
K&H Bank concluded a financing agreement with the developer concerning BudaPart GATE, the first office building of the largest multi-functional real estate development of Budapest. The first office building of BudaPart is a 20,092 sqm and 11-storey building with an occupancy soon reaching 40%.

New leases
- Lighting solutions provider Luxiona has secured 430 sqm of office space at the Warsaw-based Greenwings Offices complex. The site will serve as the company's Polish HQ and a dedicated showroom for its lighting range. Axi Immo represented the tenant in the transaction.
- Stokado, Poland’s second-largest self-storage operator, has launched its second facility in Warsaw’s Bemowo district. The site offers over 4,800 sqm of net leasable area across approximately 950 storage units.
- The EYEmova ophthalmology and training center has joined the tenant roster at Soho by Yareal in Warsaw’s Kamionek district, occupying over 500 sqm. The opening of the EYEmova center in Praga-Południe is scheduled for June this year.
New appointments
- Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
- Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
- CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
