Prague’s office market slows down but there’s room for further growth

Prologis builds speculatively in Prague

Prologis has started the development of a 21,000 square meter speculative facility at the fully occupied Prologis Park Prague-Uzice in the Czech Republic. The facility will be completed in Q2 2020 and it will offer flexible space solutions for all types of business – logistics/storage or production, with unit sizes starting at 4,500 square meters. It has further development potential for up to another 42,000 square meters.

Office take-up in Prague set to fall in 2019

European office take-up is forecast to reach 9.2 million sqm by the end of 2019, down 4% from 2018’s end-year volume. Prague is expected to exceed that decline, with take-up predicted to fall by 22% to 400,000 sqm as demand for office space in the Czech capital continues the downward trend that began in Q2, according to the latest Savills research.

Czech-based investors’ purchasing power continues to grow

The market value of office buildings in the Czech Republic and in Prague, in particular, has continued growing as a result of steady demand and insufficient supply. Yields from premium office schemes in Prague currently range around 4.3 percent. Aggregate investments in commercial properties in the Czech Republic for the first three quarters of 2019 amounted to €2.5 billion (almost CZK 64 billion), according to Cushman & Wakefield.

Prague’s high street among the world’s priciest

The Czech Republic made it to the Top 20 countries ranked by the most expensive retail street for the second time in Cushman & Wakefield’s annual Main Streets Across the World 2019 chart. It climbed to No.18 thanks to Na Příkopě, a street where the prime rental value is €235 per sqm per month. The Czech Republic is the only country in the Central and Eastern European region to make it to the Top 20 this year (it appeared in the chart last year for the first time ever), confirming its reigning position on the Central European market.

New leases

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.
  • Yareal Polska has expanded the commercial offering at its flagship SOHO mixed-use development in Warsaw’s Praga-Południe district, securing three new lease agreements totaling nearly 500 sqm of ground-floor retail space. The developer has strengthened its tenant roster by signing pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio, and coffee distributor Unroasted.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
