New retail chains enter Poland

In the first half of 2017, there were only approximately 30,000 sqm of retail space delivered to the market in Poland, half of which are extensions. The total stock of modern retail space at the end of June 2017 reached about 11,2 million sqm. Supply for 2017 is estimated at a similar level compared to the previous year (almost 400,000 sqm), according to the latest report by Colliers International.

Aerium sells Brno shopping centre to CPI

Pan-European fund manager Aerium has sold a shopping centre in Brno to CPI Property Group, for an undisclosed sum. Built in 2004, Kralovo Pole Shopping Centre comprises of a two-level gallery with 78 shops and a food court, providing a total of 26,500 sqm GLA plus 900 parking spaces. It is anchored by a Tesco hypermarket.

South African fund Hystead buys Sofia mall for €156 million

South African fund Hystead has acquired of The Mall, one of the largest shopping centres in Bulgaria, located in the capital city Sofia. The acquisition, upwards of €156 million, represents the fourth investment in the region by Hystead Limited, a joint venture between Hyprop Investments and Homestead Limited, who previously acquired the Delta City shopping centres in Podgorica and Belgrade alongside Skopje City Mall in Macedonia at the end of 2016.

Poland’s retail market to face changes in the future

During H1 2017, the retail stock in Poland grew by 63,100 sqm. Shopping centres accounted for 16,600 sqm, retail parks for 21,500 sqm and standalone projects for 25,000 sqm. Recent market openings include standalone store Agata Meble (18,000 sqm) in Rzeszów, retail park Kalinka (9,700 sqm) in Kalisz as well as Tarasy Grabiszyńskie centre (8,500 sqm) in Wrocław. JLL summarised H1 2017 on the retail market in Poland.

Retail developers go for regional cities in Romania

The Romanian retail market continued to expand in 2016 with total stock reaching 1.22 million sqm in Bucharest and 2.3 million sqm in regional cities. For 2017 no major retail project is scheduled for completion in the capital, while 130,000 sqm are expected to be delivered in regional cities. C&W manages one more Czech shopping centre

With effect from this January, Cushman & Wakefield is the manager of both shopping centres in Mladá Boleslav. Both Olympia Mladá Boleslav, which Cushman & Wakefield has been managing since 2015, and Bondy shopping centre are now under the management of one company. CPI Property Group owns both centres.

New leases

  • Expur has leased 940 sqm for its new offices in Business Garden Bucharest, owned by Vastint Romania. The deal was brokered by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
  • GTX Romania has leased 2,700 sqm in VLParks Bucharest West, in a deal brokered by iO Partners.
  • Vitalaire Romania, a subsidiary of the Air Liquide Group, has relocated its offices to Bucharest-based One Cotroceni Park, in a deal brokered by iO Partners.

New appointments

  • Artur Apostoł joins Griffin Capital Partners as Co-Managing Partner to lead the company’s real estate activities together with Marek Obuchowicz, who has been promoted to Co-Managing Partner. Artur and Marek are taking over responsibilities from Piotr Fijołek, who transitions from an active role and will continue supporting the firm as Senior Advisor. These appointments mark the completion of a leadership transformation aligned with the company’s dynamic growth and long-term strategy.
  • CBRE Hungary has named Anna Zhang as Business Development Manager, while Antoine Fromental takes on the role of Hotel Investment Analyst. Zhang is tasked with developing partnerships with Far Eastern clients and strengthening business relations in CEE markets. She previously served on the PwC Hungary China Desk team. Fromental joins the firm after roles at B&B Hotels and Cushman & Wakefield, where he contributed to various European hotel development, valuation, and market research projects.
  • Garbe has named Zuzana Štěpánková as Business Development Manager in the Czech Republic. She has previously worked at iO Partners as Senior Consultant.
