The retail and residential players have been the most active buyers of land during H1 2024, while speculative transactions are also gaining ground, according to Colliers Romania research.

CTP has purchased an 85,000 sqm investment plot in the Wiskitki municipality near Warsaw. The acquisition of this land, located just 10km away from the planned Central Transport Port, will allow the company to expand the CTPark Warsaw West complex with an additional 36,000 sqm of leasable space. JLL was responsible for coordinating the purchase of the new land.

Real estate developer Portland Trust has sold a 50-hectare land plot in Moara Vlasiei to FallCreek, a blueberry nursery stock provider, marking the company’s entry in Romania.

Prima Development Group has purchased a land plot spanning 6 hectares in northern Bucharest, where it plans to develop a large-scale residential project. The developer already owns another land plot of 5 hectares in the same area.

Romanian developer Genesis Property has purchased a 30,000 sqm land plot from Stizo Invest, for an undisclosed sum, in a transaction brokered by Colliers.

CTP has expanded its Polish land bank by nearly half a million sqm. The company has purchased investment land in four strategic locations that provide the opportunity to build approximately 200,000 sqm of leasable space in the short term, with this land in Łódź, Toruń and the Warsaw agglomeration ready to start the development process. This land acquisition is part of CTP's strategy announced last year to invest €300 million in Poland to grow its warehouse portfolio - a key growth market for CTP. 

Mitiska REIM has announced the sale of a 6.7ha land plot in Gliwice (Silesia, Poland) to Momentum Leisure to develop a theme and water park at Europa Centralna retail centrre The price has not been disclosed. 

Romanian developer Euro Vial Residence has purchased a six hectare land plot in the northern area of the city of Constanța, towards Ovidiu, for €6.5 million.

John Palmer, Partner Associate, Real Estate Advisory at Deloitte Poland, talked to Property Forum about the rapidly changing landscape of the land development market in Poland and its current attractiveness to foreign investors.

AmCorp will invest around €41 million in two residential projects located in Crevedia and Domnești, near Bucharest, while looking to expand its land bank.
