Poland’s retail market continues to grow despite COVID-19

Trei Real Estate GmbH and JLL jointly published a new market report on retail parks and convenience centres in Poland, according to which the segment has followed an upward trend for years, and not even the coronavirus pandemic has impacted its performance. One of the reasons for this is that the stores located here often stock food and everyday products. Moreover, the retail units generally have their own entrances and are directly accessible from the parking lot. Shoppers appreciate this aspect because it makes it easier for them to minimise exposure.

Kraków ready for new BSC investors

The condition of the Kraków office sector has been defined by successive records in recent years. It is the largest regional office market in Poland, the second city after Warsaw, which in 2017 crossed the one million sqm threshold, and the main location for BPO/SSC companies in Central and Eastern Europe. However, the global pandemic, which affected all segments of the economy, undoubtedly also affected the office sector. How? According to JLL’s latest report, in the first half of the year, demand for offices in Kraków was about 15% lower than H1 2019. Retail parks drive Poland’s retail supply growth

Retail parks have been the biggest beneficiaries of the structural retail changes in Poland over the last ten years. Their number has doubled and increased their share in total retail stock by 4 pps. In H1 2020, developers completed nearly 148,000 sqm of modern retail space in large scale projects (GLA>5,000 sqm). Of this new supply, 67% was delivered in the shape of eight new retail parks and three extensions of existing schemes. Almost 450,000 sqm of GLA is still under construction with initial completion dates set for 2020 and 2021. Retail parks account for nearly 26% of this volume. JLL and Trei Real Estate Poland summarised the situation regarding these projects at the end of H1 2020, and outlined the development prospects for this commercial real estate sector in Poland.

Poland’s industrial market sees record tenant interest

Gross demand on the Polish industrial market reached 2.2 million sqm in H1 2020 which is the best result for the first half of the year in the market’s history. New leases and expansions accounted for nearly 1.7 million sqm, which is a 30% improvement y-o-y. This means that Poland is the only country in Europe to have seen net demand growth in H1 2020, according to JLL.

New leases

  • EPP's Outlet Park Szczecin, the only outlet centre in Western Pomerania, is strengthening its fashion offerings by signing agreements with three brands previously unavailable in the region. JACK & JONES and Evenemen, with their men's fashion collections, and the premium optician OUTLY, have already opened their stores. eobuwie will also join the tenant roster this fall. VENEZIA, TATUUM, WITTCHEN, and Pako Lorente are also continuing their partnerships with the centre, significantly expanding their stores, while Lee Wrangler and German Optiker are moving to new locations. The new agreements and extensions cover a total area of nearly 1,800 square meters.
  • mFinanse S.A. has extended its current lease at the LIFE_Building in Warsaw and expanded its office space. As of July this year, the mBank Group company will occupy a total of 350 sqm in the building owned by VIG Fund. During the transaction, VIG Fund was represented by JLL, the exclusive leasing agent for LIFE_Building, while Deloitte Legal provided legal advisory services.
  • Stay Fit Gym, the largest fitness chain in Romania and Eastern Europe, is launching a new premium concept for those seeking high-end facilities. The brand is debuting its first "Black" type centre in the Palas Iași mixed-use complex, owned by Iulius.

New appointments

  • Avison Young's Valuation and Advisory team in Poland has welcomed a new member, Michał Marynowski, who takes the role of Assistant Valuer. Among other experiences, he worked at the Court of Appeal in Warsaw, where he was responsible for verifying execution documentation for selected investments, updating data in the premises database for court buildings, and analysing tender bids. Proficient in GIS, AutoCAD, and Revit, he also has strong skills in interpreting planning documents.
  • Golden Star Group, an international investment firm operating in the real estate sector, has announced the promotion of two key specialists within its Polish team. Paweł Moczybroda has been appointed Group Chief Financial Officer, while Ewa Dragunajtys has been promoted to Head of Asset Management.
  • Tomasz Chojnacki, a commercial property expert with nearly 20 years’ experience, has joined international real estate advisory firm Newmark Polska as Regional Director for Southern Poland in its Office Department, with effect from 1 August. His key responsibilities include representing office tenants during relocations and lease renegotiations.
