Czech real estate fund Investika buys offices in Warsaw

Czech real estate fund Investika's latest acquisition is the Royal Trakt Offices building in Warsaw. The roughly 150-year-old property in the centre of the capital city was bought by the fund from global real estate investor Patrizia SE. The acquisition was announced to Property Forum by Linklaters, the law firm that advised the real estate fund Investika during the acquisition. No further details of the transaction have been disclosed yet.

Warehouses are still driving Poland's investment market

In the first two quarters of 2023, the volume of investment in the Polish real estate market was about €870 million. This result is 70% lower than the first half of 2022, when the Warsaw Hub office complex was sold for a record price. Investment in the warehouse sector accounted for more than half of the volume for H1 2023, with a total turnover of €438 million. Although this result represented a decrease of 34% compared to the first half of 2022, it was still higher than the 10-year average of €425 million, says JLL.

Black Sea Property to take over Grand Hotel Varna

Isle of Man-registered Black Sea Property, a company involved in property development, financing, and sales in Bulgaria, has recently announced a significant acquisition. They have signed an agreement to acquire 98.27% ownership of the Bulgarian hotel operator, Grand Hotel Varna, for approximately €28 million. The deal is to be finalized by October 30th. It aims to bolster Black Sea Property's investments in the hospitality sector.

Enern and Lincoln Property to build offices in Warsaw

Czech investment group Enern and Lincoln Property Company, an American company operating in the European market including Slovakia, have started construction of a new office project in Warsaw called The FORM. The project was purchased by the new owners in 2021 from Penta Real Estate. Its financing includes recently issued bonds worth €30 million with an annual coupon of six and a half percent, which are managed and secured by J&T Bank. The bonds are listed and traded on the Bratislava Stock Exchange, trend.sk reports.

Hyatt opens resort hotel in Pravets, Bulgaria

New leases

  • Astellas Pharma has renegotiated its lease for offices at One Floreasca Bucharest in a deal brokered by Fortim Trusted Advisors, an alliance member of BNP Paribas Real Estate.
  • Czech furniture industry supplier Hranipex, a provider of edge banding, adhesives, cleaning products, and accessories, has leased nearly 3,000 sqm of warehouse space at CTPark Bucharest South. The company has relocated its operations to the new facility and is currently fully operational within the park.
  • Oracle has renewed its lease for 600 sqm of office space in Belgrade, in a deal brokered by iO Partners.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
