According to the latest report by BNP Paribas Real Estate, Poland’s commercial property market posted impressive gains in the final quarter of 2024, with last year’s total transaction volume rising more than twofold compared with 2023. Despite geopolitical risks, the market outlook remains positive.

Atrium Group Services, a subsidiary of G City Europe, has sold the Atrium Flora shopping centre to Max Realitní, a real estate fund focused on investment in commercial retail and office properties in the Czech Republic, part of the Redstone Group. The Prague office of Clifford Chance advised the seller.

Investment activity in the commercial real estate market in the Czech Republic has shot up sharply in the last quarter of 2024. After rising yields in 2022 and 2023, "prime yields" have stabilised in 2024 and the market has found a new price equilibrium, according to Colliers' regular quarterly survey. 

The Magyar Posta Takarék Real Estate Investment Fund (MPTIA), managed by Gránit Asset Management, has made its first international investment, expanding its portfolio and marking a significant step in its growth strategy. 

Western European investors have been the most active buyers of real estate assets in Romania over the past five years, making placements of €1.75 billion, according to data from Cushman & Wakefield Echinox.

In 2024, more than 20% of real estate transactions conducted via the ABFSwap fintech platform, which provides tools for cryptocurrency transactions, were related to property sales. This prompted the company to conduct an analysis of the current market, identifying key trends, and barriers, and collaborating with experts to propose solutions for further market development.

Hillwood has expanded its Polish portfolio with a logistics park covering nearly 43,000 sqm, located in Gdańsk, in the eastern part of the city. The seller was Blackstone. The price has not been disclosed.

The Investika Real Estate Fund has expanded its presence in Poland with the acquisition of Piastów Office Center in Szczecin. The fund, in partnership with BUD Holdings SA, purchased the A-class office complex from funds managed by Blackstone, marking its first office property investment in Poland this year. The price of the asset has not been revealed.

The Palladium shopping centre in Prague, owned by Union Investment, is currently up for sale, reports hn.cz. The value of the property has increased and is likely to surpass the previous record.

CPI Europe Group (formerly known as Immofinanz) is selling an office and retail complex in the Slovak capital to WOOD & Company, thus taking another step in its strategic portfolio optimisation. The property portfolio comprises two myhive office buildings, a VIVO! shopping centre and a 3,200 sqm plot of land with potential for residential development.
