Romania’s construction industry is set to grow in 2022 and 2023

Domestic investors close 80% of deals in Hungary

The performance of sectors relevant to the commercial real estate market improved in the second quarter of 2021, while the positive impact of growth on the real estate market fell short of that observed in previous cycles, partly due to the direct impact of the pandemic (lasting drop in tourism) and partly to uncertainties resulting from the trends accelerated by the pandemic (penetration of home office and e-commerce), the National Bank of Hungary (MNB) said in its latest Commercial Real Estate Market Report. In addition to an overview of the office, warehouse, hotel and retail markets, the report also reveals that the ratio of domestic investors in all property deals was nearly 80%, even higher than in the especially active year of 2019.

Labour shortage continues to hurt Hungary’s construction sector

The shortage of skilled workers and engineers is the biggest obstacle to the business activities of design and construction enterprises, a market survey of the National Federation of Hungarian Building Contractors (ÉVOSZ) finds. While the number of people employed in the construction industry is growing each year, the number of vacancies is dropping rapidly, indicating that the labour supply is unable to keep pace with the development of the industry. The federation has therefore initiated a programme to call industry professionals working abroad home.

Material shortages threaten the construction sector’s recovery

According to the UK analyst of Euroconstruct, Harvir Dhillon, material shortages have plagued the construction industry over the past few months. In tandem with rising inflation, global construction activity has experienced a supply-side shock that looks set to persist well into 2022. Disruption in the supply chain has been driven by a number of factors, from the constrained capacity of sawmills and steel mills to environmental factors such as the forest fires seen in major timber exporters like the United States and Sweden, to name but a few.

New leases

  • IF&B Mille Sapori, the importer and distributor of Italian food products in Poland, has leased 4,118 sqm in the MLP Pruszków II complex. The lease deal was brokered by Coldwell Banker Commercial.
  • Golden Star Estate has secured lease agreements totalling around 2,400 sqm at Warsaw-based Oxygen Park. Puerta has joined as the operator of the SZAWA conference centre, occupying over 650 sqm of training and event space. Additionally, fish product manufacturer Vicziunai-Pol Spółka leased nearly 140 sqm. Existing tenants Parker Hannifin, Diasorin Poland, and Nieruchomości Plus all extended their stays, maintaining a combined footprint of over 1,550 sqm.
  • BearingPoint has relocated its Bucharest office to Vastint’s Timpuri Noi Square, in a deal brokered by Griffes.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
