Trigema makes proptech investment

Czech investment and development group Trigema has bought a 51% stake in CenovaMapa.org, the market leader in online real estate valuation. Its founder, Hyposervis, retains 49% of the company. Following the acquisition, the parties did not disclose the amount. The newly created real estate data provider has been renamed Dataligence.

Czech investments in 2022 rise by 60% y-o-y to €1.15 billion

The Czech real estate investment volume reached €1.15 billion in the first half of 2022. This was a 60% increase and was mainly led by domestic investors who acquired properties worth more than €607 million. Even the number of transactions in Q2 surpassed Q1 of this year. Domestic buyers were involved in 11 of the 13 transactions in Q2, so the share of the domestic capital increased in total volume to 68%, Savills reported.

Central Group replaces broadcast tower in Prague with flats

One of the tallest buildings in Prague will disappear. The broadcasting tower of the Central Telecommunications Building (Ústřední telekomunikační budova) in Prague's Žižkov district will be demolished in January 2023, including the adjacent buildings. The demolition work is being prepared by the developer Central Group, which owns the entire technology complex in Olšanská Street and is now preparing a residential project there. The current design of the 100-metre towers with apartments by architect Eva Jiřičná has not yet been approved by the city, writes E15.cz.

Accolade and Panattoni plan Czech market's largest hall

The largest logistics hall in the Czech Republic will rise near Cheb (in the westernmost region of the country). Accolade and Panattoni are already intensively preparing its construction in the local industrial zone. According to the Industrial Research Forum (IRF), an association of consultancy firms, this is the largest domestic transaction in Q2 2O22, with the pre-lease of logistics space in the area of about 233,700 sqm. The name of the tenant (an unspecified distribution company) has not yet been disclosed by either party. Lucie Mareš Heřmanovská, a spokeswoman for the Accolade company, informed Property Forum about the project.

Central Group plans hybrid nurseries in new Prague project

Considering how Prague and its population will grow in the next few years, developer Central Group is planning schools and kindergartens. In its Nová Ruzyně project, it plans to build housing for more than 6,600 people and incorporate kindergartens directly into residential buildings. Crestyl wants to change the centre of Brno

Developer Crestyl wants to transform the centre of Brno near the main train station with the Dornych project, connecting the historic centre with the newly planned district. It is to create a freely accessible public space that will include six buildings with apartments, office and retail space and underground garages. The project, with a total investment of CZK 7 billion (€285 million), already has a zoning permit and expects to receive a building permit by mid-2023, the developer announced at a public presentation of the project.

IT companies drive office leasing activity in Prague

The gross take-up in the Prague office market has increased by 41% in Q2 2022 compared to Q2 2021. The volume of office construction also increased y-o-y by 47%. Leasing activity was driven by IT companies and the rent gap between newly completed and existing buildings continues to widen, says the office market report for Q2 2022 published by The Prague Research Forum.

New leases

  • Expur has leased 940 sqm for its new offices in Business Garden Bucharest, owned by Vastint Romania. The deal was brokered by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate Alliance.
  • GTX Romania has leased 2,700 sqm in VLParks Bucharest West, in a deal brokered by iO Partners.
  • Vitalaire Romania, a subsidiary of the Air Liquide Group, has relocated its offices to Bucharest-based One Cotroceni Park, in a deal brokered by iO Partners.

New appointments

  • Artur Apostoł joins Griffin Capital Partners as Co-Managing Partner to lead the company’s real estate activities together with Marek Obuchowicz, who has been promoted to Co-Managing Partner. Artur and Marek are taking over responsibilities from Piotr Fijołek, who transitions from an active role and will continue supporting the firm as Senior Advisor. These appointments mark the completion of a leadership transformation aligned with the company’s dynamic growth and long-term strategy.
  • CBRE Hungary has named Anna Zhang as Business Development Manager, while Antoine Fromental takes on the role of Hotel Investment Analyst. Zhang is tasked with developing partnerships with Far Eastern clients and strengthening business relations in CEE markets. She previously served on the PwC Hungary China Desk team. Fromental joins the firm after roles at B&B Hotels and Cushman & Wakefield, where he contributed to various European hotel development, valuation, and market research projects.
  • Garbe has named Zuzana Štěpánková as Business Development Manager in the Czech Republic. She has previously worked at iO Partners as Senior Consultant.
