BC Real to build 1500 flats in former paper mill in Pilsen

Prague 6 agrees on new district with residents and Crestyl

The industrial area of the former Aritma industrial building in Prague's Vokovice will be replaced by a residential district with park areas. After several years of negotiations, the Prague 6 municipal district, representatives of the local residents and the investor, Crestyl, have agreed on this. In addition to the construction of new villas and family houses, the agreement includes extensive compensation for local residents, announced Jakub Stárek, the mayor of the district.

Developers in Prague to start 126,600 sqm of new offices soon

Even though the increase in the amount of new office space in Prague in Q3 2022 was the lowest so far this year and no new construction even began, according to Colliers, there is no need to worry about a lack of offices. In the coming months, developers plan to start speculative construction of approximately 126,600 sqm in new space. Despite original assumptions, the office vacancy rate in Prague, unlike in neighbouring markets, is decreasing and has reached 8.1%. Gross realised demand for 137,700 sqm was the highest level so far in 2022, reported Colliers in their regular quarterly market survey.

Progresus and Halcyon to build a €30 million hall with Garbe

The investment groups Progresus and Halcyon have entered a strategic collaboration with the German firm GARBE Industrial Real Estate CEE. Prague housing supply still doesn’t meet demand

When it comes to residential real estate assets, Czechs are oriented largely towards an ownership model. The ratio of owner-occupied to rented apartments in Prague, for example, is approximately 70:30, similar to the EU27 average. Still, the Czech Republic is somewhat behind more advanced markets in terms of market evolution towards new trends. However, with the shift to hybrid working, intense talent searches, and the growth of the business services sector, Prague and other large Czech cities will need more flexible housing solutions soon. The average bid price for a newly built apartment in Prague was approximately CZK 155,000 per square meter during Q3 2022. This represents an increase of 7% since the start of the year, according to an analysis done by Colliers.

Prague’s Pařížská becomes CEE’s most expensive high street

Following the pause caused by the coronavirus pandemic, Cushman & Wakefield has brought back the Main Streets Across the World report, ranking 47 countries by headline rents in best-in-class urban locations in each of them. The Czech Republic is newly represented by Prague’s Pařížská Street, which has replaced Na Příkopě as the country’s most expensive street. Among the other most expensive main streets of the world, Pařížská ranks 17th (Na Příkopě ranked 18th in 2019) and comes first in the CEE region. As compared by the survey, the highest prime rent achieved in Pařížská as of this year’s third quarter amounts to €2,719 per square metre per year, or approximately €227 per square metre a month.

New leases

  • iLogic, an official distributor of Delphi Tools, has leased 3,400 sqm of modern space at MLP Wrocław. This transaction completes the commercialisation of the 66,000 sqm warehouse complex. BNP Paribas Real Estate Poland supported the tenant during the negotiation and lease agreement process.
  • The Chief Inspectorate for Environmental Protection has leased 4,600 sqm of office space in the refurbished HOP building, part of the Syrena Real Estate portfolio, in Warsaw. The company has been operating from its new address since January 2026.
  • Bel-Pol, a leading provider of flooring and doors, has leased more than 5,600 sqm of logistics and office space at Panattoni Park Warsaw North III. Axi Immo provided comprehensive tenant representation throughout the process.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
