Labour shortage continues to hurt Hungary’s construction sector

The shortage of skilled workers and engineers is the biggest obstacle to the business activities of design and construction enterprises, a market survey of the National Federation of Hungarian Building Contractors (ÉVOSZ) finds. While the number of people employed in the construction industry is growing each year, the number of vacancies is dropping rapidly, indicating that the labour supply is unable to keep pace with the development of the industry. The federation has therefore initiated a programme to call industry professionals working abroad home.

Material shortages threaten the construction sector’s recovery

According to the UK analyst of Euroconstruct, Harvir Dhillon, material shortages have plagued the construction industry over the past few months. In tandem with rising inflation, global construction activity has experienced a supply-side shock that looks set to persist well into 2022. Disruption in the supply chain has been driven by a number of factors, from the constrained capacity of sawmills and steel mills to environmental factors such as the forest fires seen in major timber exporters like the United States and Sweden, to name but a few.

Hungary sees improving construction figures in Q2 2021

After a relative stagnation in previous quarters, Q2 2021 saw a considerable expansion in the Activity Start indicator of the EBI Construction Activity Report. It was the first three months of 2018 last that witnessed a higher value of construction works to start in a quarter. In H1 2021, projects entered the construction phase on a total of HUF 1,398 billion, marking a significant increase of 20% and 18%, respectively, against the same period of the previous two years.

SEE construction markets set to record further expansion until 2023

In the first year of the pandemic, the construction market of the SEE region as a whole remained in the positive, and further expansion is expected until 2023. The only exception is Bulgaria where a harsh transition is foreseen for 2023 when the 2014-2020 EU programming period ends financially. The massive growth experienced in the years before 2020 is not anticipated to return. around 3% growth is projected for 2021 and 2022, and a 3% drop for 2023. The countries with the largest cumulated growth on the forecast horizon are Croatia and Serbia, according to the Eastern European Construction Forecasting Association’s 2021 Summer Construction Forecast Report.

  • DevHub, a Romanian software development company, has solidified its presence in the Romanian market by opening two new offices, with a total area of over 1,000 sqm, located in the office buildings within the mixed-use projects Iulius Town Timișoara and Palas Iași, developed by Iulius.
  • ELI Parks has signed an agreement with Quehenberger Logistics for the lease of 1,703 sqm of warehouse space and 56 sqm of offices within the ELI Park Bacău project.
  • Cushman & Wakefield has appointed Szczepan Gowin to head its Industrial & Logistics Agency in Poland. He has over 15 years' of international experience in logistics and supply chain management.

New appointments

  • Romanian developer Redport has appointed Sorin Ioan Blaga as COO. In recent years, Blaga has served as CEO of Liebrecht & wooD Romania, managing real estate developments with a combined value of several hundred million euros, and as COO & Co-CEO of The Concept Group.
  • From mid-October, László Csapó will take up the position of Director of Business Development at Danubius Hotels Zrt. He succeeds Andrea Róna, who had held the position since 2022.
  • Cushman & Wakefield Echinox has named Gabriel Vințe as Business Development Manager within the Project & Development Services (PDS) department. He will also oversee the business line dedicated to sustainability services. Vințe has over 21 years of experience gained in renowned companies across sectors such as financial services, retail, residential, and consultancy.
