New sources of global capital continue to emerge

There is a growing global war chest of capital for real estate, with institutional investors looking to increase their real estate allocations and new sources of capital emerging, according to Colliers International’s latest report. Increasing allocations to real estate from global institutions reached at least $840 billion in 2018, adding to the $370 billion in closed-end funds waiting to be deployed to real estate in 2019.

Colliers International sees the most important macro indicator for CEE in 2019, Eurozone interest rates, flat-lining at zero. This should stem some of the potential angst over tightening credit conditions, keep liquidity high, buyers interested and help pricing to plateau. Colliers International foresees selective compression in capital city prime office yields and still like the logistics sector. Absent a Eurozone financial crisis, funding from lenders should remain a support. Colliers International published its latest CEE report.

Local investors become more active in Romania

2018 ended with a significant premiere on the local real estate market: Romanian investors ranked second in the generated volumes by nationality. Polish brands take Romania’s retail market

Colliers to offer new service for investors in CEE

Dorota Wysokińska-Kuzdra has joined the company where she will head the new Corporate Finance CEE department as a Partner. The new business line will provide advice on customers’ financial needs, including debt financing, mezzanine financing, raising capital and gaining capital partners, and also offering support in acquiring companies and entering the stock exchange.

GTC’s latest development, GTC White House has achieved the highest, Platinum certification level under the LEED for Building Design and Construction rating scheme. As of today, this is the second office building which was awarded with this certification in Budapest. The certification process was advised by Colliers International Hungary’s Green Building Advisory Team.

Latest news


New leases

  • Revetas Capital has secured four lease transactions totalling 5,700 sqm of gross leasable area at the Bonarka for Business (B4B) office park in Kraków. The transactions include a new lease agreement with telematics firm Geotab, alongside three lease renewals. Geotab has taken up office space in Building E of the complex. Concurrently, KION renewed its commitment to 4,000 sqm of office space within the same building. The remaining two lease renewals were finalized for spaces in Buildings F and D. Cushman & Wakefield represented Geotab, and JLL advised KION on the deals.
  • Sirowa Poland has relocated its office in the revitalised mixed-use Centrum Praskie Koneser complex. The international distributor of cosmetic and pharmaceutical brands leased 958 sqm in Building P at the development, in a deal brokered by Savills.
  • International fashion retailer Primark has opened its fifth Romanian store, spanning 3,185 sqm, at ElectroPutere Mall in Craiova, marking its debut in the country's south-west region. The launch follows a €10 million investment.

New appointments

  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
  • BNP Paribas Real Estate Poland has expanded its Industrial and Logistics Agency team with the appointments of Joanna Choromańska, formerly of JLL, and Bartosz Wilczyński, previously with CBRE. The new hires bring a combined 34 years of experience in sector sales, lease negotiations, and build-to-suit project delivery to support the division's ongoing growth.
  • Speedwell has expanded its industrial and logistics team with the appointment of Valentin Achim as Leasing and Property Manager for Industrial Developments. Achim brings extensive experience in coordinating commercial and operational activities within the logistics and industrial sectors. In his new role, he will oversee the development and expansion of the company's Spaceplus platform.
