Colliers International Romania has been assigned to provide property management services for the office complex The Office in Cluj-Napoca, owned by Dedeman, the DIY store chain who marked their entrance on the real estate market in 2018 by acquiring The Bridge offices in Bucharest. Thus, the total portfolio managed by Colliers reaches almost 500,000 sqm: 210,000 sqm are located outside Bucharest, out of which over 100,000 sqm represent offices only.


“The Colliers property management team is constantly expanding their activity by diversifying their services and portfolio, from offices in Bucharest to office and industrial spaces located in major cities in the country, such as Brasov, Timisoara or Arad. The long-term collaboration we have developed with the owners has proved that in regional hubs there is a growing interest in the quality of property management to ensure a good performance of the project. And a performant real estate project brings added value to both the owner and to the region or city where the project is located”, Oana Adjudeanu, Director Property Management, Real Estate Management Services at Colliers International, said.

“In this context, The Office becomes the fourth office project outside the Capital to be included in Colliers’ managed portfolio, Cluj-Napoca becomes the fourth regional city in which we offer such services, and our property management division strengthens the leading position in a market that is growing rapidly at the national level. The office portfolio we now manage reaches a total of 370,000 sqm, out of which 270,000 sqm of office spaces are in Bucharest and slightly more than 100,000 sqm of office spaces are outside the Capital”, Oana Adjudeanu added.

The Office is located in the centre of Cluj-Napoca, one of the most dynamic regional cities in the country. The three phases of the project were completed in 2017, and in 2019 they were acquired by Dedeman, the largest Romanian entrepreneurial business. With a complex architectural concept, green areas that stimulate creativity and a wide range of services – cafes, restaurants, pharmacy etc. – The Office offers a pleasant experience for all tenant companies’ employees, representing a true standard for Class A offices in Transylvania. Also, the complex is BREEAM Excellent certified, being the first office project outside the Capital to achieve this level of green certification. The nearly 64,000 sqm of GLA are occupied by IT&C or services companies.

As part of the property management mandate, the Colliers team will manage the relationship between landlord, suppliers and current or potential tenants, by providing integrated services from operational monitoring to financial services and ownership reporting, as well as consultancy services for creating communities at the project level.

The portfolio managed by Colliers International also includes: Business Garden Bucharest, The Bridge, Hermes Business Campus, Stefan cel Mare Building, Art Business Center (Ponderas Academic Hospital), Phoenix Tower and Construdava, Airport Smart Offices, Domenii Offices, Jules Michelet Office Building, Casa Mosilor Office Building, Allianz Office Building Brasov and Vox Technology Park Timisoara, as well as three industrial parks in Timisoara, Brasov and Arad.

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
