Q1 2017: strong start for CEE investment markets

2016’s record-breaking €12.2 billion investment in the real estate sector in the CEE region is likely to be surpassed in 2017 – this is according to CEE Real Estate Investment Compass 2017 published by Colliers International and CMS. The sources of investment flows into the CEE region are also expected to remain diverse in 2017, with Asian and CEE investors becoming increasingly active in the real estate market.

Sofia office market closes strong year

In the second half of 2016 Class A offices in Bulgaria took 70% in the total supply, shows the latest research of Colliers International. The interest is generated mainly from companies coming from the outsourcing and IT sector, which has a growing share in the office market transactions – 60% during the first half of 2016 and 74% during the second. Their requirements include modern and functional layouts, comfortable workspace, convenient location, easily accessible through public transport, availability of restaurants, sports centers and additional services in close proximity. As a result to the active demand for this type of offices, the annual net absorption in quality Class A and B buildings in Sofia increased by 26%.

Arco expands Business Park Sofia by investing €30 million

Arco Real Property Holdings, a joint venture between Arco Capital and Deutsche Asset Management's DB Private Equity & Private Markets group, has decided to develop and construct a new office building in Business Park Sofia (BPS). The investment volume for this new building will be around €30 million.

Czech Republic and Hungary outperform rest of CEE

Occupier and investment sentiment continues to be positive across Central and Eastern Europe according to the RICS Commercial Property Monitor for Q4 2016. Hungary and the Czech Republic remain the most upbeat markets, with Bulgaria and Croatia also gaining momentum. In Romania the pace of growth seems to be slowing down, although sentiment and projections continue to be broadly positive.

Zeus Capital Partners LP, a private equity fund managed by Zeus Capital Management has sold Kambanite Business Centre (KBC), located in Sofia, Bulgaria, to a group of undisclosed European institutional investors. This is the Fund’s largest portfolio investment, which was acquired at the end of 2011.

Vacancy increases in Sofia shopping centres

Large leases and the rebranding of City Center Sofia marked the Bulgarian retail property market in the third quarter. The demand for prime space remained strong fuelled by the increasing consumption in the main cities, while the supply didn’t change. Fashion and shoes, as well as health & beauty were the most rapidly growing categories in terms of new stores. The FMCG sector was driven mainly by the appetite of the fast growing retailers to occupy the niche vacated with the exit of Carrefour and Penny Market, as well as the reorganisation of Piccadilly. House prices grow rapidly in CEE

Central and Eastern European housing markets are over the crisis and prices have once again begun to rise. The general upswing, observed on European housing markets, is supported by a number of factors. Following the economic crisis, GDP has begun to grow once again in most countries and the interest environment is also favourable to borrowing. These both contribute to a recovery in housing market demand, which may then materialise in higher prices. In the case of housing markets in the Central and Eastern European region, significant differences in price dynamics may be observed. Hungary stands out from the field, where a highly significant price rise has been observed in the past two years with the prices of second-hand homes having grown by 29 percent. We take a look at Central and Eastern European housing markets.

New leases

  • Gemini Park Tarnów will see the debut of the first Unisono shop in eastern Małopolska. The new tenant will occupy a 152 sqm unit. The store will open later this year.
  • The Gemini Park Tychy shopping centre is extending cooperation with its long-standing partner, the Silesia Jeans brand. The multibrand, which offers brands such as Levi's, Mustang, Lee and Wrangler, will soon open its second shop in the Tychy mall. The new store will be filled with clothes and accessories from two American fashion brands: Tommy Jeans and Calvin Klein Jeans. The new unit will be 140 sqm in size and is scheduled to open in the first quarter of 2023.
  • Building E belonging to the Nowy Rynek complex developed by Skanska in Poznań, although still under construction, is already attracting its future tenants. The international company Wunderman Thompson Technology will open its office here on approximately 2,000 sqm.

New appointments

  • 108 Agency promoted Matej Indra to Head of Industrial Agency for the Czech Republic.
  • Michał Ozimek has joined the Valuation department at Corees Polska - Commercial Real Estate, taking up the position of Senior Valuation & Investment Analyst. Working in the agency's Warsaw branch, he will be responsible for supporting processes related to the development of property valuations.
  • P3 Logistic Parks strengthens its team in Poland. Having worked as Deputy Head of Leasing since 2019, Iwona Sadowska has now been promoted to the position of Head of Leasing.
