YIT Slovakia has reached a significant regulatory milestone in the development of its Mlynárka project in Bratislava. Following the building placement decision issued by the district in November 2025, the developer obtained legal planning permission on 18 December 2025 for the first phase of the development, comprising blocks B, C, and E. This approval allows the company to transition the project into the next phase of the formal authorisation process.

Strabag Real Estate has obtained a building permit for a new residential building in Bratislava's Mlynské Nivy district, located near the Strabag HQ. 

Jtre has received a building permit for the next phase of River Park in Bratislava. The Danube waterfront development will feature 153 residences, 10,000 sqm of office space, and a new green square.

IAD Investments Fund has completed the acquisition of a logistics property from a European investor and developer for its IAD Real Estate Investment Fund (IAD IRF). The 3,800 sqm facility is located directly adjacent to the runway at M. R. Štefánik Airport in Bratislava, with direct connection to the airport's air cargo logistics operations.

Slovak developer Corwin has announced its first Prague project called Dvory, located in Prague 9 - Vysočany. Like the company's Palma project in Bratislava, this development involves revitalising a brownfield site into a sustainable modern district for living and working. Construction of the first phase is expected to begin by the end of 2025.

The third quarter of 2025 confirmed a continued decline in demand in the Slovak industrial property market. Total leasing activity amounted to 64,365 sqm, with net take-up representing 50,615 sqm. The vacancy rate rose to 7.72%, the highest level in recent years, according to the latest quarterly report from 108 Real Estate.

Penta Real Estate has attracted Alto Real Estate as a minority partner in its Chalupkova project in Bratislava through a joint venture arrangement. Alto will hold a 49% stake while Penta retains management control over the development and construction.

The companies Eurovea and Eurovea 2 have concluded a syndicated loan agreement with four major banks – Tatra banka, as the agent and arranger of the loan, Komerční banka, a branch of a foreign bank, Slovenská sporiteľňa, and Všeobecná úverová banka.

The residential market with new apartments in Bratislava has experienced another significant recovery during the third quarter of 2025. According to a report by BuiltMind and Cushman & Wakefield, the number of available units increased by almost 17% compared to the previous quarter, which is the highest value since 2018.

The Store.To multi-purpose warehouse project, developed by Alto Real Estate, has reached an important milestone – the legally valid building permit.
