Skanska’s Wave office building in Tri-City has received WELL Core & Shell certificate. This is the first such certificate on the Tri-City market and the first at the Gold level outside Warsaw. The WELL Core & Shell certificate confirms that the investor has prioritized solutions and amenities focusing on people, their health and needs.


The WELL Building Standard is a certification system developed by the International WELL Building Institute (IWBI), which measures the quality of office space and inspects over 100 building features. The assessment process takes into account the building’s impact on people's physical and mental health and well-being. WELL places great emphasis on proper ventilation and air filtration indoors, maintaining proper humidity, ensuring thermal comfort, water quality and adequate lighting.

"At Skanska, we strive to ensure that the tenants of our office buildings not only have access to the top quality space and innovative solutions, but most of all – that they simply feel good there. All features, which follow the requirements of the WELL Core & Shell certificate, help those who use our offices perform their daily duties and ensure their safety, as well as physical and mental comfort", says Konrad Ziejewski, project manager at Skanska’s commercial development business unit in CEE. "Certifying office spaces certainly increases their attractiveness and encourages people to return to the office. According to a study conducted in 2021 on behalf of Skanska, most Polish employees consider offices safe, especially if they hold relevant certificates", adds Konrad Ziejewski.

Wave is the first office building with the WELL Core & Shell certificate in the Tri-City. At the moment, it is also the only such certificate at the Gold level outside the Warsaw market.

"This certificate confirms our experience in implementing solutions that guarantee the health and well-being of those who use our buildings. In combination with the WELL Health-Safety Rating, this is the highest level of ensuring public welfare. We treat well-being and safety issues as a priority", says Adam Targowski, Environmental Director at Skanska’s commercial development business unit in CEE.

Wave provides nearly 25,000 sqm of sustainable office space to Tri-City businesses. It is the first building of this type on the local market which, apart from the WELL Core & Shell certificate, has also received another certificate awarded by the IWBI – the WELL Health-Safety Rating. It is granted to office spaces with the highest safety parameters, which reduce the risk of disease transmission and help create healthy and safe workplaces during the ongoing pandemic. In total, Skanska's commercial development business unit in CEE already has 9 WELL and 12 WELL Health-Safety Rating certificates.

Laszlo brings over a decade of expertise in technical project management and fit-out execution, with a specific focus on the office and industrial sectors. He previously served as Head of Fit Out at Futureal Group, where he managed project execution, technical delivery, and cross-functional collaboration. His professional background also includes site management and commercial leadership roles.
  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
