PSN has launched a new project, Ahoj Vanguard, in Československého exilu Street, near the former Microna factory, which is currently being converted into Vanguard Prague industrial housing with 150 lofts. They will be connected not only by an underground tunnel but also by a common background with a spa and wellness area with a swimming pool. The new construction of Ahoj Vanguard with 94 apartments is characterised by colours and a large amount of greenery. The new PSN project is scheduled for completion at the end of 2024.

The Ahoj Vanguard project consists of a single building with three underground and nine above-ground floors, comprising 94 apartment units ranging in size from 1-bedroom to 4-bedroom and from 22 to 238 sqm. All of them will have either a front garden or a balcony or terrace with a railing made of durable glass. The interiors of the apartments will have sliding large-format windows, underfloor heating, heat recovery and air conditioning. There will be a communal roof terrace with seating and a kitchenette, and a total of 264 parking spaces will be available both in the garages and in front of the building. Two of these will be reserved for electric cars. There will also be parking spaces for motorbikes and bike racks. Given the increasing demand for low-energy housing, the developer will incorporate alternative energy sources to reduce costs, such as heat pumps, solar panels and photovoltaic power.

"We bought the land for our portfolio with a vision of an unconventional combination of two completely different projects. Compared to the luxury loft housing of Vanguard Prague, the neighbouring Ahoj Vanguard is characterised by a more playful and relaxed atmosphere," says Marek Padevet, director of residential projects at PSN, adding: "The symbiosis of these two projects will bring a wide range of amenities for future residents. The facilities of Vanguard Prague will also be fully available to the residents of Ahoj Vanguard, who can use the wellness area with a Finnish sauna, steam room and 18-metre swimming pool or a fully equipped fitness centre."
