The Vinohradská 8 project, jointly prepared by Penta Real Estate and PSN, has received a zoning permit. Just a few steps from Wenceslas Square in Prague, a mixed-use development is designed, including housing, office space, and new shops and restaurants.
Compared to the complex of three brutalist buildings from the 1970s that the previous owner demolished, the new development will be respectful of the block-like character typical of the entire Vinohrady district.
In the direction of Vinohradská třída, 7,500 sqm of LEED Gold-standard office space will be created. The ground floor of the new buildings will offer premises for new shops, services, and restaurants, totalling 1,400 sqm.
“Vinohradská 8 is a place that was closed for a long time by the previous owner and will now be transformed into an open and green part of the city. We agreed that it will not be exclusively about offices, but that apartments will take two-thirds of the development,” explained David Musil, Country Managing Director at Penta Real Estate.
Two major development companies, Penta Real Estate and PSN, are collaborating on the preparation of the project. Completion is scheduled in the second quarter of 2028. The project costs reach CZK 3.5 billion (€143.8 million).
