Panattoni has completed the sale of Panattoni Park Ruda Śląska IV, a 32,000 sqm logistics facility in Upper Silesia, to Rysy Properties. The facility is leased to Solo midocean, a European leader in promotional products.

Located at the junction of the A1 and A4 motorways in the Silesian conurbation, the facility is customised to the tenant's requirements and features sustainable technologies. It has earned BREEAM Excellent certification.

"The sale confirms both the strength of the local market and the lasting attractiveness of our assets, developed in close cooperation with key tenants such as Solo midocean," says Marek Dobrzycki, Partner at Panattoni. "Silesia is one of the key logistics and manufacturing hubs in CEE, and investments delivered in this region consistently attract international capital."

The transaction highlights the growing importance of the region as a logistics and industrial hub in Poland. Dense transport networks, proximity to borders, access to skilled workforce, and limited land availability make this area one of the most competitive locations in Europe, serving the markets of Kraków, Wrocław, and Łódź, as well as the Czech market.

"The sale of Panattoni Park Ruda Śląska IV reflects investors’ demand for top-quality assets fully tailored to tenants’ operational processes. With improving financing conditions and growing institutional capital activity, we expect further market recovery and an increasing number of transactions in the industrial sector,” adds Michał Stanisławski, Co-Head of Capital Markets Poland at Panattoni.

Panattoni has delivered over 200,000 sqm of industrial space in Ruda Śląska and nearly 3 million sqm across the Silesian region - the highest volume in Poland.
