Panattoni has launched construction work on a new centre – Panattoni Park Bieruń I. The project has an area of almost 20,000 sqm and is located near to Silesia’s main transport arteries. Already, the first tenant has been found for the centre – Sport-Shop.pl, which will occupy 13,000 sqm. The construction work is scheduled for completion in February 2025.


A new park is being built in Bieruń, 2.5 km from the town centre, 1.5 km from national road Nr. 44 and 17 km from the junction on the A4 motorway that connects to the S1 expressway. Just 4 km from the centre a junction is also under construction for a new section of the S1 that will head towards Bielsko-Biała

“Panattoni Park Bieruń I is our latest project and it demonstrates the huge potential of the Silesia region. We still have just over 6,000 sqm of space available for lease, which is suitable for companies from many different sectors such as the automotive industry, e-commerce, logistics and light manufacturing. With its strategic location close to national roads and motorways as well as being near the production plants within the Tychy subzone of the Katowice Special Economic Zone such as the Stellantis factory – the park provides excellent connections to the local market as well as across the nation and internationally”, says Tomasz Sikora, Senior Leasing Manager at Panattoni.

The developer has already found the first tenant. E-commerce operator Nodium Group is to take up around 13,000 sqm. The company is the owner of Sport-Shop.pl, one of the largest online sports stores in Poland whose combined sales came to over PLN 100 mln in 2023.

Sport-Shop.pl is an online retailer that offers a wide range of sports equipment, clothing, supplements and accessories for those keen on exercise. It was founded in 2004.

“The specialists we employ at Sport-Shop.pl continuously track new trends in sports technology and as a result, our online store has a solid position in the market resulting from many years of working in internet sales. By continuously broadening our range of goods we have been able to meet the varied needs of our customers. This has had the effect of continuously rising sales and thus the need to adapt warehouse space”, says Natalia Chrobak, E-commerce Manager at Nodium Group.

During the search for warehouse space and the negotiations over the contract terms, the tenant was represented by consultancy Newmark Polska. “Sport-Shop.pl was looking for a new location to optimise its space and its distribution operations. Newmark Polska was commissioned to find potential centres in the Tychy and Bieruń region and to check their technical and commercial suitability as well as the scheduled dates for the completion of their construction. Panattoni Park Bieruń I met our client’s criteria and as the new centre is close to their current premises the relocation will be easier for the employees”, says Jakub Kurek, the Director of Industrial and Warehouse Space at Newmark Polska. 

The centre is to have 27 loading docks to ensure the efficient service of logistics operations. Office space is also to be available that can be tailored to the individual needs of the tenants. The project is to undergo BREEAM certification for a rating of Excellent. It is to be fitted with numerous solutions to save energy and water which will help reduce operating costs. The roof is to be reinforced and ready for the installation of solar panels while bicycle stands and electric vehicle charging stations will also be found in the grounds of the park.

The company will continue to occupy a total of 7,770 sqm of modern space, a footprint that includes 458 sqm dedicated to office operations.
  • mBank, the digital banking company in Poland, has decided to relocate its largest corporate branch in Lower Silesia to the Infinity office building in Wrocław. The company will occupy nearly 1,300 sqm on the fourth floor of the building. The tenant will move into the development owned by Avestus Real Estate and Alchemy Properties in January 2027.
  • GSP Global Solutions Provider has further expanded its cooperation with CTP by leasing an additional nearly 7,000 sqm in CTPark Budapest Vecsés on a long-term basis.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
