Panattoni Europe has embarked on the construction of Panattoni Park Silesia South in Bieruń, 7 km from the centre of Tychy. The project will total 73,000 sqm, and its first tenant is Havi Logistics, poised to take up 13,000 sqm. The 35,000 sqm to be delivered in phase one of the project will be available already in the coming October. HAVI was advised in the deal by JLL.


The first tenant at Panattoni Park Silesia South is Havi Logistics – a global provider of logistics services, operating in the FMCG sector. The company will take up 13,000 sqm which will be tailored to their individual needs. The warehouse section (in excess of 12,000 sqm) will feature a separate 2,200-square-metre cold store with a vestibule and a partly automated freeze store of a similar size. For the purposes of its processes, half of the area will be raised up to 11.5 metres. Offices and staff facilities will take up approx. 800 sqm. Havi has signed a 10-year lease with Panattoni Europe.
 
The development of Panattoni Park Silesia South, with planned space of 73,000 sqm will begin in May. Phase one will include the construction of 35,000 sqm, to be completed in October 2019. The facility will be built in Bieruń, 7 km from the centre of Tychy, which boasts a high rank among “Polish Cities of the Future 2019/2020”. The ranking was put together by the analysts from the fDi portal, owned by a British daily. Among mid-sized cities, Tychy came second in terms of “economic potential” and third in “communication” and “overall ranking”.
 
Panattoni Park Silesia South is a Class A warehouse building with planned space of 73,000 sqm. The project is designed to cater to the needs of customers from different business sectors and will be suitable for both warehousing and light manufacturing processes. Its potential for customisation may attract representatives of the automotive sector, well developed in and around Tychy. Warehousing and office units at the park can be adapted in a flexible manner. The facility features convenient service yards, ground-level gates and LED lighting. It also fulfils quality criteria confirmed by BREEAM certification. Even the location of Panattoni Park Silesia South on its own is enough to attract international business. The site is close to three national borders – with Germany, the Czech Republic and Slovakia – as well as three airports - in Krakow, Katowice and Ostrava, which are between 20 and 60 minutes’ drive away. The park lies 5 km away from the A1 motorway, spanning Poland’s southern and northern borders, and 2 km from the national road DK44 going to Krakow.

  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.

Green finance becomes the new rule for Romanian real estate

Sustainability criteria are playing an increasing role when banks finance real estate projects in Romania, while buildings that meet green finance standards can obtain better terms. These are the findings of a study carried out by Colliers on the local market, based on responses from four commercial banks, which together hold more than half of the Romanian banking system's assets, and two multilateral development banks active in the real estate sector. The clearest rule identified for new buildings is the NZEB-10% standard, applied by all institutions analysed. All six require the primary energy demand of a new building to be at least 10% below the national NZEB threshold, and a project that does not meet this standard may still be financed, but the loan will generally not be classified as green finance.
