Companies from the BPO/SSC industry in Kraków and the Tri-City recorded the highest share for demand in the office sector. JLL summarized the activities of companies from the business services sector on the major office markets in Poland.

JLL has represented a leading multi-product real estate manager for institutional investors, on the sale transaction of the K1 office building. The project was acquired by the Luxemburg fund FLE SICAV FIS – for investments in CEE and DACH exclusively advised by FLE GmbH, headquartered in Vienna. The value of the transaction is confidential.

There are already 57 centres in Prague that offer flex space. There are 37 providers in the city and most centres can be found in Prague 1. On average, the price of a fixed workplace is CZK 4,800 per month (excluding VAT). JLL, a real estate consulting company, confirmed in its latest report that the trend of flexible spaces is increasingly influencing the Prague office market.

BNP Paribas Real Estate Romania has signed Property Management and Exclusive Leasing mandates for Hexagon Offices, a Class A office building located in one of the emerging office locations in the city of Cluj Napoca, owned by KÉSZ International Romania. The office building is expected to be completed in June 2019.

3.5 million sqm is the amount of flexible office space currently offered by operators on the 20 biggest office markets in Europe. Warsaw is ranked as the ninth biggest flex city in Europe. Last year, the city saw the largest growth of flexible space on the continent.

Hungarian developer Wing has announced the launch of the Gizella Loft, a new office project at Siemensʼ Gizella út site acquired last year. The 8,500 sqm is set to offer modern, human-focused offices for potential tenants from the end of 2019.

At the end of 2018, Poznań’s total office stock amounted to 479,100 sqm. Six projects completed in the last twelve months delivered 21,200 sqm of new office space. The largest completions included buildings IV and V of the Pixel complex: 8,850 and 8,950 sqm, respectively. Office take-up hit 70,400 sqm, which represented a 10% y/y decrease. Key lease transactions comprised the 14,750 sqm renegotiation and expansion by Santander Bank Polska at Poznań Business Garden, a deal signed for 10,300 sqm at a Nowy Rynek building and Carlsberg’s 3,950 sqm renegotiation at Nowe Garbary.
