Warsaw investment XYZ Place, located at the junction of Włochy and Mokotów districts, has received its occupancy permit. Matexi Polska will soon begin handing over keys to property owners. The first phase delivered 144 apartments ranging from 28 to 88 sqm, with ready-to-move-in units still available from €588,000.


The XYZ Place investment is a phased project. The first phase includes 144 apartments ranging from 28 to 88 sqm with layouts from 1 to 4 rooms. Each apartment features loggias or balconies. The building also contains 7 commercial units, with a 2-level underground garage providing 171 parking spaces and storage units, plus 7 ground-level parking spaces.

The building has varied heights from 8 to 11 floors and was designed by Kuryłowicz & Associates. The facade features four different colour sections. A selection of ready-to-move-in apartments remains available for sale, with key handovers planned to begin this year.

"Obtaining the occupancy permit for the first phase of XYZ Place is an important moment for us and confirms we are consistently meeting our investment schedule," says Dominik Koniusz, Project Construction Director at Matexi Polska. "We combined modern architecture, functional apartment layouts and a well-connected location at the junction of Włochy and Mokotów. We still have ready apartments available, which is an attractive proposition for people looking for immediate move-in properties."

XYZ Place is located at Komitetu Obrony Robotników 30, offering proximity to green areas and easy access to the city centre. The nearby Żwirki i Wigury street enables efficient travel by car and public transport. The Służewiec station, serving SKM and KM lines, is within a 15-minute walk. Direct access to Warsaw's Southern Ring Road and routes towards Krakow facilitates travel outside the city, while proximity to Chopin Airport benefits frequent travellers.

  • iLogic, an official distributor of Delphi Tools, has leased 3,400 sqm of modern space at MLP Wrocław. This transaction completes the commercialisation of the 66,000 sqm warehouse complex. BNP Paribas Real Estate Poland supported the tenant during the negotiation and lease agreement process.

New appointments

  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
  • Panattoni has promoted Nick Cripps to the position of Head of International Capital Markets for Europe, the UK, the Middle East, and India. Based in London, Cripps is tasked with leading the firm’s global capital markets strategy across 18 diverse markets. He joined Panattoni five years ago as Head of UK Capital Markets.
  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
