LivUp, a company operating in the Polish Private Rented Sector, has closed 2023 with a portfolio of over 750 residential units in Warsaw and Kraków. In the past year, the company entered a new market - and opened its first project in Kraków, moved its headquarters, and finalized a rebranding process. LivUp is not slowing down at all. In 2024, the company plans to introduce an additional project with 160 flats on the Warsaw market. The goal for the next three years is to increase the portfolio to 2,000 residential units.


In 2023, LivUp expanded its footprint to Kraków by adding a new investment in the Bronowice district at 2 Zaczarowane Koło St., adding nearly 80 new flats to the company’s portfolio. In 2024, LivUp plans to launch another investment in Warsaw’s Praga district, adding approximately 160 new flats under lease. The company’s goals for the next three years include expanding the platform to around 2,000 flats. While the company’s growth plans also cover other regional cities, locations in Warsaw and Kraków will have top priority in the near future.

“Still in 2024, we will deliver a project on Targowa Street in Warsaw’s Praga district with approximately 160 flats. We will continue the development of a project located in Śródmieście, which will deliver roughly 80 units in 2026. This will be a unique project in our portfolio and we will be publishing details soon”, said Roee Shamir, CEO at LivUp. “Despite the slowdown in acquisition in the PRS market due to lower supply of projects under construction, long waiting times for planning permissions and high interest rates, we are successfully securing more developments to our platform and will gradually bring them to the market as planned.”

In each of its developments, LivUp introduces multiple amenities, such as private fitness rooms which host free yoga classes, lounge rooms serving as coworking spaces during the day and turning into relaxation and communal areas in the evening, but also infrastructure for cyclists and discount programmes for tenants. LivUp properties offer a wide range of units: ranging from studios as well as one- two- and three-bedroom flats. All are furnished and finished to a high standard. The company’s strategy is to offer a modern and timeless interior design with a focus on maximising the use of space and providing functional solutions for users. Thanks to the diverse range of units, tenants of LivUp properties include singles, couples, and families with children, mostly aged between 25 and 40.

In 2023, LivUp changed its headquarters and refreshed its visual identity. The company’s new and extended office is located in Zaułek Piękna building in Warsaw’s Śródmieście central district.

  • Vastint Romania secured its first tenant for Bucharest-based Timpuri Noi Square Phase 2, signing SCOR for 3,250 sqm. The transaction, brokered by CBRE, facilitates SCOR’s expansion within Vastint’s local portfolio. The company has previously leased 2,320 sqm in Business Garden Bucharest.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
