LemonTree has started the construction of a logistics and service complex in Gdańsk Kowale. The latest investment, COOL BTS Gdańsk by LemonTree, will be developed in a built-to-suit (BTS) formula for Nagel-Group and will include approximately 21,000 sqm of warehouse and office-social space. The general contractor is one of the leading construction companies, Depenbrock Polska. The completion of construction and handover of the building to the tenant is scheduled for the first half of 2026.


The COOL BTS Gdańsk by LemonTree project will be fully tailored to the specific operational needs of Nagel-Group, particularly in the area of food logistics requiring controlled temperatures. The warehouse will feature ambient, cross-dock, and ultrafresh zones. The cross-dock and ultrafresh areas will be equipped with modern cooling systems based on glycol-ammonia technology. This structure allows for the construction of additional chambers without interfering with the building’s core construction. Additionally, the roof, made from PIR material with FM Approval, will offer excellent thermal insulation, and its reinforced structure will allow for the installation of 1.5 MWp photovoltaic panels.

In the ambient zone, the storage height will reach 11.7 meters, while in the cross-dock and ultrafresh zones, the hall height will be reduced to 10 meters. This solution ensures efficient logistics handling of goods requiring additional fire protection measures in line with NFPA standards. To enhance operational efficiency, the docks in the cross-dock area will be equipped with air curtains, insulated dock levellers, and sectional doors, enabling safe loading of smaller vehicles.

The ambient zone and office spaces will be heated using heat pumps, while waste heat from the cooling processes will be recovered and used to heat the office areas. During the winter months, when recovered heat may not be sufficient, the offices will be additionally heated with heat pumps, ensuring efficient energy management throughout the year.

The project also includes solutions aimed at responsible water management. Rainwater collected in storage tanks will be used for irrigating green areas and washing trailers, helping to reduce the consumption of potable water. The retention basin will feature a footbridge for employees, serving both a practical and decorative purpose. Additionally, a covered storage shelter will be built on-site to help maintain order and protect stored pallets from weather conditions.

The COOL BTS Gdańsk by LemonTree facility will be equipped with advanced fire protection systems, including ESFR K360 sprinklers and in-rack sprinkler installations. The building will have a fire resistance rating exceeding 4,000 MJ/sqm, ensuring the highest level of safety. To enhance employee comfort, a relaxation zone with a pergola is planned, along with a glass office façade providing ample natural daylight. The ultrafresh area will feature a single-level mezzanine dedicated to a co-packing zone.

His professional background also includes site management and commercial leadership roles.
  • NEPI Rockcastle has nominated Zelda Roscherr as an Independent Non-Executive Director. Roscherr will stand for election at the Annual General Meeting (AGM) in May 2026. André van der Veer, currently an Independent Non-Executive Director, will retire at the conclusion of the AGM and will not seek re-election.
