Three land plots with a surface of around 250,000 sqm, located on the grounds of the former Chimopar industrial platform in western Bucharest, will be tendered in mid-July.

The starting price in the tender offer is set at €100 per sqm, according to official documents quoted by economica.net. Two firms have expressed interest to purchase the big plots, while the smaller pieces of land will be sold to retailer Dedeman and Dacchim. DIY retailer Dedeman is set to buy over 16,000 sqm at a price of €125 per sqm. Meanwhile, Dacchim’s bid is of €138 per sqm for a land of 1,800 sqm.

Initially, a company of Romanian developer Ionuț Negoiță had made an offer for the land but didn’t continue the transaction. He said that the partners in this project decided to not to go ahead with the deal. Meanwhile, Negoiță is developing a residential complex with 1,900 units in District 3 and acquired the land of a former industrial platform for future investments in the same part of Bucharest.

Chimopar’s former platform also contains dilapidated buildings and other pieces of infrastructure for which the bankruptcy administrator will seek a buyer.

The first tender will be held on July 12.

Falling rates draw investors to CEE. They must hurry as prime city centre sites run out

by Property Forum
Poland’s recent cycle of interest rate cuts has improved financing conditions and reinforced investor appetite for major cities across CEE. It has also intensified the race for the remaining attractive buildings and development plots in core locations. In this competitive environment, institutional investors benefit most when they work with platforms that manage the entire process from A to Z – from identifying and acquiring the right site or standing asset, through design, permitting and construction, all the way to long‑term operation and asset management, ensuring stable returns on capital.
