Austrian privately held development company Karimpol Group officially launched the construction of the Squarebizz project in Bratislava. The first phase consists of 15,000 sqm of retail, storage, service and showroom facilities accompanied by up to 2,000 sqm of offices in three separate buildings. A second construction phase will extend the Squarebizz Bory by another 15,000 sqm of modern flexible space plus offices.


The Squarebizz Bory brings to Slovakia a new Work.Shop.Store concept offering modern, functional and flexible retail, storage, service and showroom premises. It is the first project within Slovakia that solely focuses on SMEs in order to provide them with energy-efficient space.

„Our goal was to build a park that will take businesses to a higher level, provide them with a truly representative space that meets all modern and ecological requirements. It is the local small and medium-sized businesses that we want to strengthen, says Edik Plätzer, Partner at Karimpol Group. Within this project, the developer will help to create from 300 to 500 new jobs in the region.

“Work.Shop.Store are the three words that best describe the essence of Squarebizz. The project offers the opportunity for a tailor-made, representative, and functional space and thanks to its location in the Bory area, brings accessibility and fast connection to all B2B and B2C customers in the Bratislava region,” adds Mr. Plätzer.

„Here, future tenants will have it all under one roof with no necessity to deal with logistics between their warehouse, office and a store or showroom. The first phase will bring 15,000 sqm of retail, storage, service and showroom facilities accompanied by up to 2,000 sqm of offices in three separate buildings. The project also strives for environmental responsibility with green roofs, rainwater absorbing drainage, heat recuperation system and high energy efficiency. Our commitment is to plant over 160 trees in the Squarebizz Bory area,“ adds Peter Šmitala, Project Manager at Karimpol Slovakia.

The first lessee of the Squarebizz project is the international company TÜV SÜD, which has been providing professional services in the field of quality, safety and inspections for more than 150 years. "You can know TÜV SÜD as a provider of technical inspections of vehicles on several markets and now we are entering to the CEE region to build one of the best PTI (Periodical Technical Inspection) networks. At the Bory location, we will start with modern and technologically advanced operations of the technical, emission control and originality control stations”, reveals Martin Tichý, divisional manager of TÜV SÜD Slovakia.

The company has leased 2,400 sqm of warehouse and office space, with operations already underway via early access. A full handover is expected in December 2026. New appointments

  • iO Partners has appointed Constantin Banu as Business Development Director for its Industrial and Land segments. With over 25 years of experience in the Romanian real estate sector, Banu is widely credited with helping shape the local logistics market. In his new role, he will oversee expansion strategies for the two segments.
  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
