By the end of last year, the office portfolio of the Iulius Company reached a total of 121,000 sqm leasable area following the opening of the second office building within Openville Timişoara, a project developed together with Atterbury Europe in the vicinity of Iulius Mall.


Iulius currently owns 10 Class A office buildings developed under the “United Business Center” (UBC) brand and operating in Iaşi, Cluj-Napoca and Timişoara. Over the last 12 months, the company delivered 31,000 sqm of office premises on the marketplace in Timişoara comprised in two buildings: UBC 2 (18,000 sqm, in January 2017) and UBC 1 (13,000 sqm, in December 2017). Also here, the company has another 19,000 sqm pending development in the third office building in the Openville mixed-use project and to be completed in the last quarter of this year. Over the upcoming period, the construction works will also begin for a new building – the fourth one – comprising 50,000 sqm. This will be the tallest office building in Romania, standing at a 155 m height and comprising 27 floors.

Iulius currently owns six UBC buildings located in the Palas Iaşi urban development (72,000 sqm), two located in the vicinity of Iulius Mall Cluj (18,000 sqm) and another two in the Openville Timişoara mixed-use project (31,000 sqm).

The 10 buildings accommodate the head offices of more than 65 companies and provide modern workplaces for approximately 11,200 people that benefit from an extensive range of facilities: food court, restaurants, cafés, stores, green spaces, multiplex cinema, fitness center, conference halls, medical and banking services, leisure options, and parking spaces.

In addition to this, Iulius has implemented the Partner Card program in all its office buildings, whereby the thousands of employees benefit from special discounts as high as 30% in dozens of stores and service operators.

Designed in accordance with the LEED standards, the UBC buildings benefit from the implementation of sustainable operation policies geared towards enhancing the efficiency of utilities’ costs and the tenants’ comfort.

  • Kalenda, a Romanian furniture and home décor retailer with nationwide presence, is expanding its operations by leasing 2,500 sqm at Industra Park Iași, a logistics park owned and managed by Oresa Industra.

New appointments

  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
  • CPI Property Group is strengthening its leasing structure with the appointment of Agnieszka Baczyńska as Head of Leasing. In her new role, she will be responsible for shaping and executing the leasing strategy across the group’s office and retail portfolio in Poland. At the same time, Izabela Potrykus has been appointed Leasing Office Director. Baczyńska brings more than 20 years of experience in the commercial real estate market. Prior to joining CPI Property Group in 2022, she served as International Leasing Director at Neinver Polska.
