Intrade Assets Management has presented a new design of the project Za stanicou (Behind the station) in Bratislava, which has been developed just on paper since 2010, SME.sk reports.


Originally, the Israeli company Star Group wanted to build it near the railway station Bratislava - Nové Mesto. Intrade Assets Management renamed the project to Lake Station and redesigned it. The dominant two high-rise towers will reach 28 floors. Intrade Assets Management recently applied to the authorities with a request to change the project.

Now, the design shows 160 apartments for permanent living. However, the largest part of both towers will be taken up by a so-called tourism facility for "temporary accommodation" with 480 one-bedroom and 160 two-bedroom units. If it were a hotel, it would be among the largest in Bratislava. The type of operation is not clear from the documents. This strategy may be related to the fact that the municipality of Bratislava years ago tightened the assessment of projects in which developers formally declared residential units as apartments to meet the requirement of the City master plan.

The investor also designed three underground floors with a garage for 563 cars, as well as premises intended for various facilities, retail and services. The developer states in the documents that construction works could begin in the first quarter of next year and would last three years. Estimated the cost of the project is €56 million.

Last year, the project received a binding opinion from the City, which created a prerequisite for it to turn to local authorities for additional permits after an environmental impact assessment (EIA).

The decision to remain in the current location followed a comprehensive market analysis and workplace audit conducted by Savills.

New appointments

  • Avison Young has promoted Bartłomiej Krzyżak and Marcin Purgal to the roles of Co-Heads of the Investment Department in Poland. Krzyżak, previously Senior Director, brings 18 years of commercial real estate experience, having joined Avison Young in 2017. Purgal, also a former Senior Director and a member of the Royal Institution of Chartered Surveyors (MRICS), transitions into the co-head role with 23 years of experience in the CEE commercial markets.
  • Avison Young has strengthened its Polish leadership with three senior promotions. Patryk Błach ascends to Associate Director within the Investment Advisory Department. Kamil Głowienka has been named Senior Project Manager. Furthermore, Katarzyna Uzar becomes a Valuation and Innovation Specialist, tasked with integrating technological solutions and coordinating global departmental projects.
  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
