Immocap is starting the first works on a plot of land in downtown Bratislava, between Bottova and Landererova streets. The developer is preparing the plot of land to become home to a new energy-efficient office building, a designer residence, and an urban forest. 


The first office building with carbon-neutral operation will become the headquarters of ZSE. The developer analysed in detail the technical properties of materials and their environmental indicators. The result is an energy concept of the building, which works similarly to the so-called passive houses, and compared to similar projects, it achieves a reduction of built-in carbon by up to 40 per cent, representing a reduction of almost 2,800 tons. The architectural design was created in the Čechvala Architects studio.

On the other side of the zone will be an apartment building by the CHYBIK + KRISTOF studio. The residence will improve and complement the territory of today's brownfield. Part of the revitalisation of the zone will also be the restoration of the former locksmith workshop known as the Design Factory. The immediate surroundings will be completed by micro-spaces complementing the public function, such as cafes, relaxation areas, an extension of the gallery or an open-air theatre.

According to the schedule and valid permits, the works begin in January, including the cleaning of the land, paved areas and a smaller operating building of the former car park. According to the developer's plans, the first phase of cleaning should be completed by the beginning of March 2025. Subsequently, the project will progress smoothly under the planned schedule and obtained permits.

New appointments

  • Katarzyna Myjak has joined Axi Immo as Senior Business Advisory Manager, tasked with strengthening the company’s Industrial & Logistics business line.
  • Czech investment group SCF has expanded its team by appointing Jan Simandl as Senior Leasing Team Leader. In this role, Simandl will oversee leasing activities across the company’s commercial property portfolio. He previously worked for CPI Property Group and CBRE.
  • Michał Kochanowski-Laren has joined Avison Young Poland’s Technical Advisory and Project Management team as Project Manager. In his new role, he is responsible for delivering a variety of consultancy projects across all segments of the commercial real estate market in Poland. Kochanowski-Laren is an electrical engineer and a graduate of the Warsaw University of Technology.
