Harden Construction has completed construction of the Panattoni Park Poznań XIV complex in Głuchów near Poznań. The project comprises two modern warehouse buildings with a total area of over 22,000 sqm, fully delivered to tenants including a Polish e-commerce leader and companies Gasa Group and Markat Plus.
One building is a modern courier facility built as a Build-to-Suit project for Poland's e-commerce market leader. The facility covers nearly 6,700 sqm of warehouse space and was completed on schedule by the end of 2025. The project also included over 1,000 sqm of modern office and social space and nearly 500 sqm of loading canopies. The building's roof features a PV installation.
"The biggest challenge for our team was the pace of work. The facility was built in just over six months, and with the requirement for early access, there was no margin for delays," says Paweł Fiuczek, Managing Director at Harden Construction.
The second building, covering over 13,000 sqm, was delivered under a design-and-build formula. The single-storey, 12-metre-high building is divided into three sections. Section A (around 6,300 sqm) includes 1,045 sqm of office space and has been operated by Gasa Group since February 2025. Section B (around 3,000 sqm) with 250 sqm of offices houses Markat Plus, a leader in wood-based panel sales in Poland, since July last year.
The entire investment achieved Breeam Excellent certification. Harden Construction implemented solutions including renewable energy sources, ecological heating and cooling systems, and nearly 12,000 sqm of green areas supporting biodiversity. "Work began in September 2024, and the first tenant moved in by February 2025. At peak construction, around 200 people worked on site," says Łukasz Kozerski, Operations Director at Harden Construction.
