Harden Construction has begun work on City Logistics Łódź V, a two-phase warehouse and production complex at ul. Lodowa 88 in Łódź. Construction started in June 2026 and is expected to take approximately eight months, with completion of the first phase planned for February 2027 and the second for April 2027. The project is being delivered under a design-and-build formula for developer Panattoni, with tenants PGC and Zadbano already secured.
The complex will sit on a plot exceeding 73,200 sqm, with a total built-up area of nearly 42,700 sqm. Warehouse space will account for more than 41,500 sqm, while office and administrative space will cover over 870 sqm. Construction will require around 465 tonnes of structural steel, 87 tonnes of reinforcement steel, nearly 300 columns, more than 820 prefabricated elements and approximately 1,300 cubic metres of structural concrete. External infrastructure will include over 21,600 sqm of hardstanding, 136 car parking spaces, four spaces for people with disabilities, four bus bays, two heavy vehicle bays and a bicycle shelter.
"The implementation of City Logistics Łódź V for Panattoni is another demanding project in our portfolio of urban logistics investments. Łódź is one of the key transport hubs in the country, and the efficient division of work into two phases will allow us to meet the schedule precisely and deliver space tailored to tenants' needs," said Paweł Fiuczek, managing director at Harden Construction.
The project is targeting BREEAM Excellent certification. Its landscaping plan includes nearly 9,000 sqm of biologically active surface, with insect nesting boxes among the planned features. "Sustainable construction means not only optimising energy demand, but also caring for an urban area struggling with a shortage of greenery, as well as providing appropriate supporting infrastructure. By creating nearly 9,000 sqm of biologically active surface and supporting biodiversity, we combine the complex scale of construction materials used with solutions that are friendly to the surroundings and comfortable parking facilities for employees and transport," said Łukasz Kozerski, operations director at Harden Construction.
