Part of the Glamox Group, ES-SYSTEM, a producer and supplier of professional lighting systems, has decided to let nearly 11,500 sqm of modern warehouse and office space in the 7R Park Poznań East logistics centre. The tenant was represented in the negotiation process by AXI IMMO consultants.

 


ES-SYSTEM design, develop, manufacture and sell an extensive assortment of professional, high-performance LED lighting solutions for architectural, industrial, commercial and urban environments.

“We decided to relocate to a new warehouse centre with an additional office module to our new strategic location for ES-SYSTEM and the Glamox Group in Greater Poland. Due to its geographical location, Poznań offers great distribution possibilities. In a time of increased demand for lighting elements, e.g. in LED technology allows us to plan logistics processes for our customers conveniently,” said Małgorzata Dziaduch, VP Procurement, Glamox.

“During an analysis of the real estate portfolio in Poznań with the client, we finally focused on facilities that guarantee timely settlement to the timeframe of the project. On the other hand, the choice of Poznań from among the resources of south-western Poland was preceded by a logistic analysis of the ES-SYSTEM company in terms of supply flows and supplies to domestic and foreign recipients,” says Damian Kińczyk, Consultant, Industrial & Logistics, AXI IMMO.

7R Park Poznań East is a modern A-class warehouse building with an area of over 22 000 sqm, located close to the national road 92, as well as near the expressway S5 and the A2 motorway (junction Poznań East). 

"ES-System company leased the last available space within 7R Park Poznań East, thus the building is 100% commercialized. We are proud that leaseholders appreciate the quality of our investments," adds Maciej Krawiecki, Head of Leasing, 7R SA.

The region of Poznań co-creates the so-called major five warehouse markets in Poland. At the end of 2020, its total stock amounted to 2.3m sqm, while the vacancy rate stands at 5.2%. Similarly to previous years, Greater Poland was very popular among tenants. 530,000 sqm of leased space was the fifth largest in 2020 and increased by 62% compared to 2019. As many as 35% of tenants decided to extend their contracts in the demand structure, over 1/3 of the companies remained in the originally selected location.

„The client decided on the eastern part of the Poznań region, which is not yet massively absorbed by warehouse space. So far, this location has been associated with the automotive industry. Therefore the entry of a new tenant will enrich the portfolio of industries present in this region of Greater Poland. The location provides a good connection with the S5 expressway on the Wrocław-Bydgoszcz route, as well as with the national road 92, i.e. the old two between Poznań and Warsaw,” comments, Piotr Roszkowski, Consultant, Industrial & Logistics, AXI IMMO.

New appointments

  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
  • Krzysztof Wróblewski (MRICS) has been named Head of Portfolio Management CEE at Peakside Capital Advisors, responsible for overseeing investments and managing the real estate portfolio. He succeeds Christopher Smith in this role.
  • Garbe Industrial is reorganising its senior leadership team. CEO Christopher Garbe will now focus on strategic orientation and international activities. Jan Philipp Daun assumes leadership of the Development division alongside his existing Investment and Joint Venture responsibilities. Andrea Agrusow expands her remit to include Portfolio Management while retaining control of Commercial and Real Estate Management. Additionally, Michael Marcinek and Maik Zeranski will now jointly head the restructured Development unit as Management Board Members, succeeding Adrian Zellner.
