Polish residential developer Develia spent close to 174 million złoty on land acquisitions in the first half of 2026, securing plots for more than 1,600 homes in the Warsaw Metropolitan Area and Katowice. The seven purchases included sites in Białołęka for over 370 units, Bemowo for around 120 units, Pruszków for over 360 units, and a student residence of 360 rooms on Bielany. A plot in Katowice carries capacity for nearly 450 homes. Despite the pace of new project launches, the company's land bank stands at approximately 16,000 units.
In April, Develia signed a preliminary agreement to acquire the Imperial Shipyard site in Gdańsk, with completion expected by the end of the year. The transaction would add at least 3,000 residential units and commercial premises to the pipeline. The company has also secured preliminary agreements on further plots in Gdańsk and Kraków, each with capacity for around 100 homes, with those purchases expected to close in the coming months.
"We have had an active half-year in which we have consistently grown our land bank. We currently hold resources for around 16,000 units. We are also working on large-scale projects, as confirmed by the preliminary agreement for the Imperial Shipyard. We are not slowing down and expect further transactions to close before the end of this year," said Karol Dzięcioł, vice-president of Develia.
In the first half of 2026 the company started construction on 14 projects totalling 1,959 units. For the full year, it plans to launch and begin building 4,350 to 4,550 homes, with around 50% located in Warsaw. "In the largest cities, the supply of land with resolved planning status is steadily shrinking. Sites requiring a change of use, regeneration or complex planning procedures are therefore gaining importance. The value of land will increasingly be determined not by the maximum potential set out in planning documents, but by the ability to deliver the project on time and within budget," said Adam Skorek, director of the expansion department.
Develia's land bank underpins its target of selling more than 4,500 units per year by 2028. The company has been listed on the Warsaw Stock Exchange since 2007 and has completed 73 residential estates comprising 27,338 homes across more than 1.501 million sqm. In 2025, the group recorded revenue of 2,076.9 million złoty and consolidated net profit of 442.6 million złoty.
