Slovakia's industrial and logistics property market continued to grow in the second quarter of 2026, with total leasing activity reaching approximately 131,000 sqm, a 23% year-on-year increase, according to a quarterly analysis by CBRE Slovakia. Net leasing activity, which excludes renewals and short-term leases, also rose 13% year-on-year to approximately 67,000 sqm.


Pre-leases accounted for the largest share of transactions at 36%, ahead of renegotiations at 33%, short-term leases at 16%, new leases at 12% and expansions at 3%. The greater Bratislava area dominated regional activity with a 41% share, followed by eastern Slovakia at 32%, western Slovakia at 17% and central Slovakia at 10%. By sector, third-party logistics (3PL) led demand at 44%, followed by the automotive sector at 38%, with manufacturing at 4% and e-commerce at 1%.

The vacancy rate fell by 13 basis points quarter-on-quarter to 7.99%. Eastern Slovakia recorded the lowest vacancy at 3.02%, while western Slovakia had the highest at 9.63%, with central Slovakia at 8.02% and the greater Bratislava area at 7.59%. Approximately 41,000 sqm of new space was delivered to the market during the quarter, with a further approximately 270,000 sqm expected by year-end and 426,000 sqm anticipated in 2027.

Prime rent remained stable quarter-on-quarter at €5.95 per sqm per month, a 3% increase year-on-year. Average rent held at €4.55 per sqm per month, though it declined 3% year-on-year. The prime yield remained unchanged both quarter-on-quarter and year-on-year at 6.25%.

"Activity on the Slovak industrial and logistics market persists, though its development continues to be marked by heightened caution. The growth in total and net leasing activity is a positive signal, but a significant portion consists of renegotiations and pre-leases around Košice. Vacancy edged down quarter-on-quarter but from a long-term perspective remains close to its peak, with marked regional differences. On the positive side, prime rent is maintaining a stable level," said Michal Cerulík, director of industrial leasing at CBRE Slovakia.




New leases

  • UDH, one of Poland’s largest distributors of premium imported beers, has leased approximately 1,400 sq m of modern warehouse and office space at the Park Rysy Kraków distribution centre. The tenant, which has chosen to expand its operations in southern Poland, was once again represented by AXI IMMO.
  • Golden Star Estate has secured a long-term lease agreement with global technology solutions and consulting provider C&F for nearly 1,900 sqm of office space at the Konstruktorska Business Center. Following the transaction, the property, located in Warsaw’s Mokotów business district, is now almost fully leased. The Polish branch of C&F will officially relocate to the facility at the beginning of 2027.
  • Natland Group has committed to its long-term presence at Prague-based Rohan Business Center through a lease extension covering 2,004 sqm of office space, together with storage facilities and dedicated parking spaces, in a deal brokered by iO Partners.

New appointments

  • Indotek Group has announced the appointment of Diederik Bakker as Group Chief Investment Officer and Group Head of Asset Management. In his new role, the Dutch real estate investment professional will gradually assume responsibility for the company's ITAM (investment, transaction, and asset management) activities across 12 European countries, supporting the next phase of Indotek Group’s growth. His focus includes facilitating sound investment decisions across Europe and developing a group-level portfolio management strategy that combines local market knowledge with international asset management know-how.
  • Peakside Capital Advisors has appointed Bogi Gabrovic to advise the board and support its investment and acquisition activities in Poland. Gabrovic brings more than 25 years of CEE real estate experience to the role, having previously held senior executive positions at CTP, Golub & Company, and White Star Real Estate, where she managed transactions exceeding €2 billion.
  • Katarína Brydone, Jana Vlková and Vendula Maršová have been appointed as the first Equity Partners of Colliers’ Czech business. Brydone brings more than 20 years of experience in international real estate. Vlková has more than 25 years of experience in commercial real estate. Maršová, Partner and Head of Valuation and Advisory Services, brings more than 16 years of experience in real estate valuation and advisory.
