Significant new leases, prolongations and expansions were signed at the Bonarka for Business “B4B” office park in Kraków.


Bonarka for Business “B4B” announced a new collaboration with the world’s number one workspace provider globally, IWG, which recently started operations in Building H with 1,495 sqm. In addition to flexible serviced offices and workstations in Bonarka for Business “B4B”, IWG will offer 3 different areas for their potential partners: one large room, planned to accommodate 14 people, and two smaller offices, each designed for 4 people. IWG emphasizes flexibility and adaptation to the needs of their clients, which is why all bookings are made through the website or their application (Regus). The company’s unparalleled presence spreads across six continents, covering 3,300 locations in over 1,000 cities across more than 120 countries and employing more than 10,000 people. The firm was founded in Brussels in 1989, and some of their most renowned brands globally include Regus, Spaces, No18, Openoffice, Basepoint and Signature.  

Additionally, in early December, two significant leasing deals were signed in B4B Building H, resulting in long-term lease-ups of 1,271 sqm of new space and prolongations of a total surface of almost 4,500 square meters from two important tenants. Herbalife Nutrition, a premier global nutrition company has prolonged its existing lease and has leased an additional office space in building H. Their journey at B4B started back in 2013, when they leased office space in Building C, and then they were relocated to B4B’s state-of-the-art H building. Grupa ATERIMA, a specialist in-home care for seniors, employee recruitment and employment, has also prolonged its existing lease in building H and signed a new lease for additional space in the same building. Grupa ATERIMA signed their first lease contract in B4B 12 years ago, and since then their trust is undiminished in the business park.

Additional new tenants secured in B4B Building D in 2022, including Exmo.com (a company that manages a cryptocurrency platform, which has more than 24,000 active daily traders), BHP Center (a specialist in health safety management) and Big Ben Kindergarten (a bilingual preschool offering English classes for children by British native speakers) leasing a total surface of 900 square meters.

The end of January was another eventful period at B4B, as Nortal Poland, an international leader in building cross-border IT organizations, signed a long-term renewal in Building F for 1,295 square meters. Nortal Poland starts operations in the Polish market, following its acquisition of Skelia. Nortal Poland started operating through Skelia’s office in Kraków while uniting current Skelia’s employees with its global talent pool in pwrteams business unit. Skelia started its journey at B4B in 2016, when the software developer leased an office area in Building E, and two years later, due to their expansion, relocated to a new office in Building F.

New appointments

  • PSN has expanded its acquisitions team with the arrival of Martin Šrytr as Business Development Manager. Most recently, he served as Real Estate Expansion Manager at Twistcafe Group, supporting the company’s EMEA growth. His previous experience includes consulting at Cushman & Wakefield, advisory roles at Prochazka & Partners, and management positions within IWG.
  • iO Partners has announced key leadership changes within its Czech Republic operations as part of its ongoing business evolution. Milan Kilik has been appointed as the new Head of Office Leasing, with a particular focus on client advisory and team collaboration. Concurrently, Petr Kareš has transitioned into the role of Occupier Business Development Director. In this new capacity, he will be responsible for identifying new market opportunities and integrating services across Tenant Representation, Project Management, and Industrial Leasing.
  • Romanian office developer Genesis Property has appointed Cătălin Niculiță as Leasing Manager. With nearly 20 years of experience in the real estate industry, he has held leadership roles at real estate companies such as Atenor, collaborating with major office tenants in the banking, telecom, and IT sectors.
