BNY Mellon, an international company from the banking and finance sector, has leased all office space in the second phase of Skanska’s Centrum Południe complex located in Wrocław. The tenant’s employees will occupy approx. 20,300 sqm of office space. The opening of the new office is scheduled for April 2024. This is the largest lease transaction in Wrocław since 2020.
Established in 1784, BNY Mellon is America’s oldest bank and the first company listed on the New York Stock Exchange.
"We are thrilled and feel honoured that such a prestigious international company as BNY Mellon has chosen Centrum Południe for its new location in Wrocław. It proves our strategy of creating sustainable, innovative, energy-efficient and high-quality workplaces. It is very important, especially now, when in the current preferred work model, the offices change their role and have to offer employees exceptional user experience including a variety of amenities", says Marek Stasieńko, Leasing Director at Skanska commercial development business unit in CEE.
"BNY Mellon in Poland is growing very dynamically. Just a few weeks ago, we announced the opening of a Wrocław branch of our European Bank and we plan to hire more employees here in the coming years", said Ewa Carr-de Avelon, BNY Mellon Poland Country Executive. "We want to provide our current and future employees with the best possible workplace experience to collaborate and deliver solutions for our clients. Our Wrocław office will be a modern, sustainable and vibrant environment for our employees to spend purposeful, efficient and enjoyable time together".
The tenant has decided to lease 20,300 sqm of office space and 191 parking spaces. This is the largest lease agreement in the Wrocław real estate market since 2020. For comparison, according to JLL’s data, lease agreements for a total of about 137,000 sqm were signed in Wrocław in the entire 2022.
"Centrum Południe is an ideal example of the highest quality and ESG standards a modern office building can offer. The facilities perfectly match the bank's long-term goals and will support further growth in Wroclaw. I'm overjoyed that JLL advised BNYM in this significant transaction on the Wrocław’s market", says Karol Patynowski, Head of Regional Markets.
The second phase of Centrum Południe was completed in January 2023. The investment is located on one of the city’s main thoroughfares – Powstańców Śląskich Street; it goes through one of the most rapidly developing parts of Wrocław, with plenty of green areas.
The second phase of Centrum Południe is also distinguished by loggias (40 sqm of each floor). This is the first such feature within an office building in Wrocław. They will serve as spaces for working and meeting outdoors, with a view of the city.
