Belgrade's rental market remains stable with no significant changes compared to previous years, according to an analysis by real estate agency Cordon based on 1,000 apartment listings from November 2025.
The analysis focused on recently completed buildings and popular areas including Senjak, Dedinje, Vračar, and the city center to capture higher-end rental prices. "In this report we are not seeing any significant changes compared to some prior years, which is a sign of stability in this segment," the agency noted.
The study found that apartments available for rent represent approximately 10% of total units in surveyed projects, indicating the supply and demand balance continues to favor property owners. "When we see that the number of apartments on the ads represents about 10% of the total number of apartments in a given project, we believe that the supply and demand market still works in favor of apartment owners," Cordon stated.
At Belgrade Waterfront, around 400 apartments were available for rent out of 5,000 occupied units from 9,500 sold apartments, representing less than 10% of moved-in properties. Rental prices in this development typically range from €20-30 per sqm, with most clustered around €25 per sqm.
While some projects show declining rental prices, Cordon cautioned this trend should be viewed carefully due to the limited sample size and difficulty making relative comparisons between different apartments and time periods.
