US connectivity and network infrastructure company Belden has signed a lease for the entire 42,000 sqm HelloParks Páty PT5 warehouse facility in Hungary, where it will consolidate its Dutch and Hungarian manufacturing operations. The site will become Belden's largest European cable plant, with production expected to begin in early 2028. The deal was brokered with the involvement of Cushman & Wakefield.
The agreement covers more than 40,000 sqm of industrial and warehouse space and 2,000 sqm of office space, making Belden the largest tenant in the HelloParks portfolio. By merging its Netherlands and Hungary operations, the company's Hungarian unit will take on a more significant role in its global production network.
"In the new Páty manufacturing centre we are combining our Dutch and Hungarian capacities. We were looking for a site where the building's technical configuration and lease structure could both be adapted to our manufacturing processes and long-term plans. The consolidation will allow us to achieve greater production volume and more efficient operations," said Guilherme Hoppe, vice president of manufacturing for Belden's EMEA region.
The PT5 building will be fully adapted for cable manufacturing, with a fresh-air supply system installed throughout, upgraded heating controls and machine foundation bases embedded in the industrial floor. Office and communal areas will also be fitted out as part of the development. "We are proud that Belden has chosen HelloParks as the location for a European manufacturing centre of this scale. The deal confirms that a leased facility can be a genuine alternative to owning a site for a large and complex production operation," said Pozderka István, co-founder and business development director of HelloParks.
HelloParks Páty is a 87-hectare park in Budapest's western agglomeration, adjacent to the M1 motorway. The PT5 hall, completed in the first quarter of 2026, is the fourth building in the park, which now offers 184,000 sqm of warehouse and industrial space. Other tenants include dm-Drogerie Markt, DHL, Gebrüder Weiss and Transdanubia. The building holds BREEAM New Construction Outstanding certification and complies with EU Taxonomy requirements, featuring heat pump heating and cooling, rooftop solar panels and a smart building management system.
