Alides Polska, the Polish subsidiary of Belgian real estate investor and developer Alides, has secured a position in Warsaw's Żoliborz district to develop a new project.
With around 10,500 sqm of usable space planned, the development will complement the green character of one of the capital's sought-after neighbourhoods.
The move marks another step in Alides Polska's expansion in the Warsaw real estate market.
Żoliborz is one of Warsaw's distinctive residential districts, known for its tree-lined streets, greenery, villa-style architecture and intimate urban atmosphere. The combination of a calm living environment with connectivity – just 3.5 km from the city centre – has made it a long-standing favourite among residents who value quality of place.
The new project is in line with the Real Estate Upcycling strategy of Alides, transforming existing or underutilised urban sites into contemporary, sustainable developments. Alides Polska continues to build its portfolio across Poland, with residential, office and mixed-use projects in the Tri-City area and Warsaw.
This acquisition reinforces an active period for Alides Polska in Warsaw. Sales have recently launched at Westo Wola, a 132-unit residential project in the Wola district, and at Revola, a 119-unit development along Aleja Solidarności – both now under construction. At the end of this summer, Alides Polska will launch Fabryka Perun, a 259-unit redevelopment project in the Praga-Południe district.
With more than 500 units in active commercialisation and a growing pipeline of new investments, Alides Polska is consolidating its position as a long-term real estate developer in the Polish market.
