7R has begun construction of a 9,700 sqm built-to-suit (BTS) parcel sorting facility in Bydgoszcz for a long-standing e-commerce logistics partner. The project, part of the 7R Park Bydgoszcz I complex, is due for completion and handover in Q1 2027. The developer has previously delivered 44,000 sqm of warehouse space across five locations for the same client.
The BTS building will include EV charging points, an energy storage system, a backup generator and a dual heating system combining heat pumps with a gas installation. The park also offers potential for a further 22,000 sqm of speculative warehouse development. The project holds BREEAM certification at the Excellent level, and the tenant was supported in the location selection process by Cushman & Wakefield.

The complex sits less than 6 km from the centre of Bydgoszcz, with direct access to the S10 expressway linking the city with Toruń and Szczecin, and the S5 expressway connecting it to Poznań, Wrocław and the Tricity area. The site is also less than 7 km from both Bydgoszcz Ignacy Jan Paderewski Airport and the city's main railway station. Warehouse stock in the Kujawsko-Pomorskie region currently exceeds 950,000 sqm.
